if you love the house and the comps match up in the neighborhood I would go to your highest number.
If not, then walk away. really, 10k in a mortgage is peanuts if you really love the house.

I had previously posted that I was interested in putting an offer on a house, but the offer was pretty low -- asking price 429k -- offer 379k-- Well, this morning, I called the realtor and put in an offer of 380k. The realtor said that they will probably counter this, which is fine, but we will only go up to 390- 395 max. The house just isn't worth anything over that in my opinion. If it doesn't work out, it wasn't meant to be our house. I really like it though, so I hope it does work out! Wish me luck!!!
UPDATE-- Well, they countered....with only 5k less. That is still too high for us. I don't think that we will be able to come to a compromise, which stinks....
LATEST UPDATE: Well, I decided not to call the realtor, but he called me today and asked if we wanted to counter their counter-offer, so I said 390-395 is my top offer. Unfortunately, they refuse to budge. Oh, well, I guess that they are just not ready to go. Back to house hunting!
when my parents were buying a house, the seller wouldn't accept their final offer so they walked away. well wouldn't you know, a few months later the seller called back and told my parents that if they were still interested, he'll accept their offer. so you never know....

I sure wonder if this is the same house that we had a problem with last week. I had the same stupid situation although we were dealing with a lot of no communication from the sellers. I wound up withdrwing the stupid offer because we did go up more than I wanted and still nothing. I felt that it shouldn't be such a problem and such a heartache so.......so long. I loved the house but we'll be looking for something else this weekend.
