What do you think is the better buy right now?
We live in FL and the market is really great for buyers right now. Many of you may not know the specifics about the areas we're looking in, but I just want some opinions on what you think would be better to buy right now... #1 or #2?
We're looking at two developments in different areas.
Both are: -Priced the same -3 bed/2.5 bath/1 car garage (similar layouts) -Two-floor townhomes -Gated communities -Beautiful new developments built in 2000-2001
#1 Positives -On the intercoastal (body of water before the ocean separated by a strip of land) -Has it's own marina & beach -Sold for 30-35% more in 2004-2005 than they are now Negatives -Not a good school district and some areas closeby are kinda run down -$350 montly maintenance fee -Hard to get a corner unit
#2 Positives -GREAT school district -$140 maintenance fee -Most are corner units Negatives -25 mins west of the water (but the positive is that it's in a really new area) -Sold for 15-20% more in 2004-2005 than they are now (not really a negative, but not as good as #1)
We probably would be out within 5 years, but who knows what could happen.
What do you guys think? I think one way and DH thinks another!

I would go with #2. Better schools. IF you decide to stay you don't have to worry about the school district for your children. And if you decide to sell, SD's are very important to buyers.

For you, in the case that you MAY have to send your future DC to the schools, I agree with the PP who said #2.
IF you are planning to send them to private schools regardless of where you live I might say #1 depending on your desire to be closer to the water. DH and I are considering moving to a less desirable school district nearby just to own a large house on a lake. We would definitely send our DC to private schools though.

#2 bc of the school districts & the corner units. Just in case something happens & you can't get out & you have kids, you know they are going to good schools.
Of course living on the intercoastal is beautiful but I can take the 25 minutes west of the ocean for more important things like education & space...

#2 for the schools, like the other posters. if you move into a place where the district isn't good, then you're limiting (IMO) potential buyers when you're ready to sell.

if you don't plan on having kids in the next few years- I would go with 1 - even if you have a child today- they wouldn't be entering the school system for 5 years
there is only so much waterfront property available- and it tends to maintan it's value better

I'd go with #2. You never know what circumstances could change when you want to move and you will want the better school district for resale value.
Plus, being a little further away from water should help lower home insurance costs for you.

I'd love to be right on the intercoastal. As long as you think you'll be out before you need the schools I'd go with that one.
Or maybe you can rent it out when the time comes.

Honestly, number one because I would think the appreciation, being on the water, would be better. Also, I feel like if I moved to Fla I would want to be as close to the beach as possible.

I have a love of water - so I would want #1. Like beth said - you have 5 years AFTER having a child before they go to school. You could send them to private school if you need to stay a little longer.
plus - resale on the water will probably be great.

in FL that isn't really the same as NY- the state is full of retires that don't care about the schools
but most care about the water and being close to it

I would say #2 for reasons others posted about, but also for the hurricane factor. I would suspect that your insurance would be higher on the water than inland.

I would chose #1. While schools are important, you have time to decide. My IL's have a second home on the Intercoastal and we love it there.

I just remeber for the insurace- you don't pay it on a condo- it's in your common charges
my Dad has 2 places- 1 on the ocean and 1 on the intral coastal
he only has coverage for the interior
he replaced all the windows with impact resistant windows and he has storm doors for the sliding glass doors

#1 because of the water. #2 because of the schools. School districts sell homes, so if you are looking for resale in 5 years it will make a difference.
School districts and water are two big selling points here.
How about find another home with both?

ITA. I would think that proximity to water would value a home higher in FL than school district.
