I'd go with #2. You never know what circumstances could change when you want to move and you will want the better school district for resale value.

in FL that isn't really the same as NY- the state is full of retires that don't care about the schools
but most care about the water and being close to it
ITA. I would think that proximity to water would value a home higher in FL than school district.
I was thinking this myself.

Thanks for all the responses!
We don't have kids yet, but are planning to in the next year or so. By the time they get into school it will be 6-7 years from now.

How about find another home with both?
It's really not possible to find a home with both in the areas we want.
But, the thing with school districts in FL (well in our county anyway) is that you can apply to the better schools and get accepted. Some of my coworkers do this with their kids. But, you don't get a bus.

Number 1 - since waterfront properties are scarce it will maintain its value better and will always be desirable.
I am originally from S. Fla. and can tell you that school districts are not the selling point they are on LI. It is easy to get into other school districts and people do not really take it into consideration like they do here.

#2, i think SD and maintenance fees are big. THos are things that people are less willing to compromise on if they have children and are on a budget. Im tininking when you're ready to sell.

I think you can't just look at it on paper.
Which one feels more like you guys?
Don't think too much about the future ( be it kids or resale vlaue) because things change.,a nd as it dtands now, they both have a good selling point (beach/schools) that will appeal to certain buyers.
Is the higher maintainance till doable for you? Do you really want a corner unit? Do you feel comfortable in the neighborhood? Is living on the water a novelty, or would you really enjoy it/take advanatage of it?

I would go with #2. Better schools. IF you decide to stay you don't have to worry about the school district for your children. And if you decide to sell, SD's are very important to buyers.

I agree with Beth 100%. If you are not planning on having kids for a year or two - school district really isn't even an issue.
Plus, like Beth said - most of the people buying in FL do not care about the school districts.
Go for #1 - that view is awesome!

Jess - this is TOTALLY my conflict with EVERYTHING down here!!! Want to live close to the water but as we both know - the areas tend to be worse - unless you're living in the million dollar homes on the intracoastal!!!
One thing everyone should realize with the schools is you can apply to other schools for hs - magnet programs, etc - so you aren't necessarily bound to your "home district" school - a lot of people do this...

eta - just saw the pic - I wanna move there - although we weren't really thinking of a townhome...but who knows!

Then without a doubt #1.
Waterfront properties are always more desirable and better for resale.
You have a better chance for your property to get a better return on investment.
