What Style Home do you own?
I have a cape. 2 bedrooms up, 2 down. The layout works for us because we only have 1 child. The basement is pretty big because it's the entire footprint of the house (detached garage).
Cons are it's not very big (~1,500sq ft, not including the basement) and well, it's a cape.

Colonial, I love it. The con is that the gas bill is high in the winter because we have high ceilings, but I love my home. We do not have a basement. I am fine with that, but I know others must have basements, but to me, all I see is everyone complaining that their basement either floods, smells musty, has no light, or is unfinished and the laundry is there. So I am perfectly content without one. My kids on the other had really want one because they see friends with home theaters in their basements and want that too.

Colonial with 4 beds 2 baths upstairs and one bed 1 bath downstairs. We have completely open concept on the first floor and it’s great for entertaining. Our laundry is also on the second floor which is convenient, I just roll the hamper over to the laundry room. The con for us is that the house is really too big bedroom wise for just DH and I but for the entertaining space we wanted all the houses we looked at were 4 or more bedrooms we would have been perfectly fine with 3.

What Style Home do you own?
I have a ranch. Con is that it is only 2 bedroom, 1 bathroom. DD room is on the smaller side. Eventually we will look into adding one more bedroom and another bathroom on a second floor (if we can ) so DD can have that space and use her room now for a guest room. She is almost 6 so we have time.

What Style Home do you own?
Just sold a colonial and am buying what they called a ranch, but it's not exactly that - LR, DR, kitchen and small den/office all on main floor but there are 3 steps up to a hallway and where all of the bedrooms are located - so not exactly sure what that would be considered.
I am looking forward to having everything on "one" level, including the laundry which is off the kitchen. I've always liked ranches, and this is pretty close to that, so I'm looking forward to it. Having the colonial was fine too - nothing that I necessarily didn't like about it, I just prefer ranches
The only type of house I would not consider (for me personally) is a hi-ranch. My reasoning for that is I want to be able to walk out the door and be in the backyard, without having to go down any stairs. I want to have direct access to the yard, not just to an elevated deck

We sold our Split and are moving into a Splanch. It was really important to me to have all of our bedrooms on the same floor and a lot of storage room, like attic, basement, and closets.

A painfully small ranch that is pretty much perfect for a single person and that's it. I know people who live in apartments that are bigger. I hate it.

I selected extended model, but not really sure if that is it. I live in an expanded ranch. My home is 3000SF and I absolutely love it. It has been expanded to have a 2nd floor. I have a finished basement and 2 car garage. Overall, as it is currently set up, my house is 4BR, 3 BA, 2 kitchens, den, LR, FLR, dining room.
Pros: BR's separate from the living areas. I have a den, DR and formal LR. Add to that a finished basement. Open concept living area. Large kitchen.
Cons: absolutely none come to mind, although sometimes I feel our home is too big.

Started out as a beach cottage. Then it was a two story beach cottage sorta thing. Then they dug out the basement and added some space out back. Then we bought and widened the house to make it pretty much like a Colonial, for the most part...
That wasn't one of the options, so I just picked Colonial...
I like having all of the bedrooms upstairs. It's easier keeping the private areas private (and messy ).

1st Floor is LR, DR, Kitchen, Full Bath & 1 Bdrm (I use as office) 2nd floor is 3 bdrms and 1 full bath. Full unfinished bsmt
Pros: I love capes lol (if that can be a pro) I like how cozy it is, and how easy it is to keep up with. It's just DH and I and our 2 dogs, so the size is perfect for us.
Smaller house = less heating and cooling & less taxes
Cons: I wish we had a separate den. Technically, the office can be used as a den area, but I work from home so I need that space. We will be putting an extension eventually to add a den.
It may be too small for a bigger family. No playroom for example.

I cannot stand having everything on one floor. I hate when you have people over that you have to clean every single thing immaculately because people can see every inch of your house. I want bedrooms on the 2nd floor away from the common areas. I can't wait to sell and get a two story home.

As a realtor, I could probably list the pros-cons of all styles of homes. Also, I've learned that what's a pro for one person is a con for others.
Personally, I have a 3 bedroom, 2.5 bath split level. Not all splits are the same, but I would say the pros of my split are:
1) Lots of common living space -- living room, den, finished basement
2) All bedrooms on same level
3) Formal dining room and eat-in kitchen
4) More open feeling (e.g., living room is open to dining room) in rooms
5) Attached garage
6) We have CAC - and it's easy to put CAC in a split level
7) Separate spaces but nothing is up or down a huge flight of stairs, so you can be on a different level and still see/hear what's going on somewhere else (e.g., from my main level, it's only 5 steps to the den, and from there, just a few steps down to the basement).
8) Can dormer up easily if you want to in order to make a master suite or a mother/daughter layout.
Cons:
1) Lots of stairs (although there aren't huge staircases). I have 4 levels in my house ... not everyone likes that
2) Less formal layout than say a colonial
3) Smaller basement (only a partial basement), versus a full basement in a cape or ranch, for example

And I also hate that there is nowhere to escape. I hear everything that goes on in the whole house. When I am working from home, I hear the TV blaring, my DH doing work around the house, everything. In the summer I actually go in the yard to work to escape it. In the winter- I'm trapped.
I don't have a basement either so that just compounds it. Ranches really suck. Unless you have issues with walking stairs I guess.

I think it's considered a hi ranch? It has a fully finished half underground basement that has a laundry room and half bath and a mostly crawl attic. Three bedrooms, kitchen, LR, DR and 2 full baths on the main floor. The biggest pro is my particular whatever you call it ranch has an entrance in the front and back. You either go up or down six steps to go to the main floor or the basement. You can also enter through the garage and walk ground level into the basement. This is especially great right now because while the snow has melted from 2 feet to maybe a foot, I still can't get to the front or back entrance so we've been going through the garage since it was easier to just have the snow plowed in the driveway. The biggest con for me is the look. I would prefer a colonial.

We have a split, where you walk in to the living room dining room kitchen on one level, upstairs to three bedrooms and two bathrooms upstairs. Ground floor is down stairs from main level- tv room , office/ spare bedroom, bathroom and garage. Basement was originally just under the living room dining room and kitchen.
We put an extension on the back beyond the dining room and kitchen and dug down to extend the original basement too.

My home was a cape that the prior owner dormered so it is more of a colonial now.
4 bedrooms 2 bath upstairs extra large LR (you could put a DR in here but we use it as a large LR) Large kitchen full bath small sunroom off back (setup as playroom)
Love our upstairs, large master w walkin, laundry and master bath. 3 bedrooms and another bath for kids.
Downstairs, we wish we had a true formal DR, we could make our LR a LR and DR but since our kitchen is large we have a big table in there, still it is not a DR. We think about knocking the wall down bw LR and kitchen to make an open concept. Full bath on 1st floor.
Recently finished our basement, great open space we made a den and an office, play area for kids. Half bath,

950 SF garden co-op with 2 BR, huge living room and separate dining room. I have a full attic so storage is not an issue. It's just the shared walls that have me after all these years.
Looking, open to all styles except for multi level splits. Too many stairs for me.

What Style Home do you own?
We own a "tudor colonial" - the majority of the house (including windows and bathrooms!) is original to 1929.
Pros: *it's gorgeous *the detail is amazing - all wood floors laid on an angle with mahogany inlays in every room *3 bedrooms are upstairs and out of the living area * we have a finished basement
Cons: *nothing is an easy replacement - for example - we can't just go to Home Depot and order a stock storm door - either the door or the frame would have to be modified because of the measurements *the walls are textured plaster and it's hard to hang things without having fear of everything cracking - as it is, when we DO hand stuff, we hear things crumbling behind the walls *there is basically zero insulation - brick, lath, plaster. c'est tout. *Stairs - SO MANY STAIRS!!!! 3 steps up to the front door. another step into the entryway. another step into the living room. 4 steps to the dining room/kitchen. a full flight up to the bedrooms. another full flight up to the walk-up attic. full flight down the the basement from the kitchen. 4 more steps down into the sub-basement. we went from living in a ground-level apartment to this and we couldn't figure out why we were so sore a few weeks after moving in. *the closets are miniscule. My husband has the closet in our room, I split the linen closet and have half of my stuff in there and half up in the attic on hanging bars, my older son doesn't even have a proper closet because the previous owners finished the attic and made his closet the access point.
But, at the end of the day, it's home and it's got tons of charm.

We own a split and I love it. Our main floor has an open concept living room, dining room and kitchen. Upstairs we have 3 bedrooms and 2 full baths and then downstairs we have our family/play room with 1/2 bath. We also have a partial basement which houses our W/D and an attached garage. I do wish I had one extra bedroom as an office/guest room but that is something we can add on later.
I love that our areas are separated but only by a few steps so it's still easy to see and hear the kids without being too separated. The kids will be in the play room and I can be upstairs in the kitchen and just peak down to make sure they're ok. Love my layout.
