What's up with the "price range" as a listing price? Thoughts...
Anyone have any thoughts on the price range of a listing price? Why would someone list their "low" price when they really want the high price?
DH made a guess and I think it's a good one. He thinks maybe hte low price really is the "high" price and it's a way to trick someone into bidding the "low" price (which is really the more reasonable and desired high price). I have to say I agree otherwise the range doesn't make much sense.
So what do you think/know about this?

I was just talking about this with DH... I think it's meant to draw in additional lookers with the low price but they really wont accept that price. I think it makes NO sense at all though bc as a buyer I would never offer $1 more than the lowest price.

this is so true! I worked for the real estate company that introduced this to the market and even as agents we were taught that its to attract more buyers
Typically a seller is willing to accept the middle of the range- but I agree as a buyer, I would never offer that

I think its so silly as well. Most people offer around the asking price or just below. IMO your going to only get offers around the lowest part of the range. And even then, I still would offer below that unless its a great deal!
I think the OP's DH has a great point. I think that may be why they do that. maybe that is the lowest they are willing to hear offers, so don't waste your time offering less.

It's to get a lot of people looking at the house that would be looking at different ranges.
It is also a good way to start a bidding war among a lot of people.
Anytime I saw a range, we didn't look at it-I didn't want to play games.

this is why we did the range - it bridges a 100K marker

I think it's a waste of time for the low range buyers. It only gets you sucked into bidding wars for the seller to make more $$$.
