when moving into a new place(renting)????
you usually need 3 or 4 months rent?
1. first months 2. one month security 3. one month brokers fee 4. last month?????

I'm not sure, but I think when people ask for 1st & last month's rent, last month's IS the security. So only 3 months.

that sounds about right when you break it out like that-- although the brokers fee is the variable, i.e. no fee, or a small percentage vs 1 month's rent.

it seems like a lot of money- but then when you move in, you don't pay rent til your second month and then when you move out-- unless you have done damage, you don't pay rent for two months.. or you don't pay the last month, then you get your full security back-- then it's like free money!

When I used to rent:
- Apartment in a house 1 month security deposit
- Apartment complex (through an agent) Security deposit 1st month last month Agent fee (1 month)

everywhere ive looked (but its been on the island)
have only been 1 month security deposit first month's rent

That sounds excessive to me. From my experience renting in Queens, we paid first months rent and security to the landlord, and the fee to the broker.

i think it can vary a bit. we used a broker and paid:
-1st month's rent -security deposit (=monthly rent) -broker fee (=monthly rent)
but i have heard of people paying 1st and last month's rent too. maybe have enough for all just in case.

In my experience, it has always been first months rent & security (which equaled a months rent)
Then again, I have never gone through a broker...

be careful with brokers- the fee can be up to 1.5 rent in NYC
