would you buy this house?
we were shocked to find a house in an amazing area that was in our budget. then we realized why the price was cheaper.
it backs up to a high school track and football field. literally right there over the fence.
do you think it is that bad?

I guess its personal preference, but just know you are going to have to deal with the loudness of football games when its in season. I live a few blocks from the local HS and I can still hear the football game announcer from my house at times. I guess you have to see if the positives outweigh the negatives.

I live a good distance from the highschool in the next town over and can hear the football games LOUD and CLEAR during football season. I never would have thought... but so be it. Knowing how far it travels, I would not buy a house that close.
eta: I live a half mile from said highschool (i just mapped it)

Totally depends on your personal preference. I don't think that DH and I would have minded that, but we're just starting out with our family. I think that were we towards the end of the kids raising process, I would definitely not buy it.

Just remember why you found " a house in an amazing area that was in our budget."
When you go to re-sell, you will have the same issue.
For me, knowing that many mornings, afternoons and evenings would be spent listening to football practices and games (as well as other events) would be a deal breaker.

I'd be more ok with an elementary school, but not a high school. Beyond just football games, high school kids tend to hang out after school in groups. It might be an annoyance more than just during football games.

This.
It's also personal preference. My former house was about 3 blocks from the high school so we could hear the band practicing, etc. Football games were played at the middle school, which was probably 1/2-3/4 miles away and we could hear the games on Saturday mornings. None of it ever bothered us.

IMO, I wouldn't buy bordering a school. Probably sounds silly, but a high school especially. A few things I can think of:
1) Some juniors and most seniors drive (and drive poorly). I teach high school and year after year there are numerous accidents, especially in the icy/snowy weather, where students hit the cars of faculty members. I would be concerned about a higher than normal number of new drivers in the immediate area. 2) Noise/litter. High school athletic fields are notorious late night hang out spots for students and there is often alcohol/drugs involved. When I was in high school, we hung out at our HS and many of my friends often threw their beer cans/bottles over the fences of neighboring houses. 3) If you are super close to the fields, sporting events will be loud -- for example, in the fall and spring months, the field will be in use both after school for practices and early morning/afternoon on Saturdays for games. Using a football game as the example, there is often a half time show which includes a marching band playing. 4) I think its proximity to a school would absolutely hurt re-sale value and make it more difficult to sell.

If I had a larger budget and could afford to be in the area in a different house, then no.

this is our issue. we LOVE this particular part of the area and can not afford the size house that we need and move in ready. but this makes it possible.
but reading responses i think we will pass on looking at it. i would probably get annoyed during football/track season!

I wouldn't pass on looking at it. I would check it out. If the price is right you are accounting for the negative location when purchasing which will follow through when selling. Maybe you can speak to the neighbors hear their thoughts on location since they know that area best.

I recently looked at a house with the same issue in my town and I could not get over it, we live in a very quite area now and could not get over the potential noise factor.

I would not. In HS, I would see the way other kids acted when it came to houses across the street (sitting on the lawn, throwing garbage from their lunches, playing loud music) and I'd think, these homeowners are nuts to buy across from a HS. Best of luck whatever you decide.

I use to babysit 2 blocks from a high school. I would hear the marching band when they would play and would hear the crowds from the football games. So no I would not buy there.

This. If you really want the area (and especially if you're only looking in very specific area) I see no harm in checking it out. It sounds like the sellers have taken the location into account when pricing.
If I loved the house and it was in an area I otherwise couldn't afford I think I could get over it. Most people make sacrifices when they choose a home and to me that's all it is.

I agree with this thought process. Personally, I would not have bought a house right by a school, particularly a high school.
But how I would advise a client would depend on their situation. If they really wanted to be in an area they found highly desirable but could not afford most homes there, then it may be worth it to consider the house. If there were other options available in the desired area, or if there are other comparable, more affordable areas to look at, then it might be a deal breaker.
Plenty of people buy homes on main roads, or that back up to schools, commercial properties, etc., and live happily in them. You can definitely get more house for your money if you buy in a "less desirable" location.
However, location will never change, so I would advise a client to be very sure that this is a trade-off that they can live with. Definitely check it out at different times of day -- when school is in session, arrival/dismissal, nighttime, weekends, etc., and talk to people in the area before you decide. And also recognize that the value thing cuts both ways - you can get more for your money when you buy, but when you sell, you will have to discount the house a bit to account for the location (and it will probably to sell).

My first apt was right across the street from a college football field ... most days, it was fine but the days that there were football / lacross / etc games there, it was not fun ...
also not fun - mornings when the marching band would begin practicing at 7am.
I probably would not buy that house unless it was truly the perfect house in all other aspects, including price.

We seriously considered a house that backed an elementary school. I was fine with it. It may depend on the layout of the properties. I didn't think that house we were looking at backed up to a spot where teens would go to drink at night or anything like that. That deal fell through and the perfect house came along.
