Unless you have an unlimited budget, owning a home is a constant series of compromises and IMO the location is KEY

I'd say go for space over style - Does the house have the # of bedrooms/bathrooms you need/want? It is on a decent lot w/ a yard (if you want that) KWIM?
You can always change things ......but it's much more expensive to ADD things that are not there (ie: a dormer, additional bathroom, bedroom etc)

Thanks Christine! Yea some of those reasons wouldn't bother or faze me, but I can see how some buyers would be turned off by them..Different strokes for diff'rent folks..lol.

Just out of curiosity, most of the replies are from posters who dont like Hi-Ranches..Why is that? Is it because of the stairs going into the house? I would love to get into a hi-ranch, just wondering what makes it undesirable..Chat Icon



For me, it was the back yard access. We love to entertain in our yard and the thought of having to run up and down stairs every time we needed something from the kitchen was not acceptable. And even if there was a deck on the same level as the kitchen, access to the actual yard is still down the steps. We knew we would be putting in a pool (if the house didn't already have one), so easy access to yard/pool from the house was important to me. (also don't love the idea of having to go up steps with groceries, etc, but that was secondary to the back yard issue).

I would settle for almost anything if the neighborhood I wanted had an available house I could afford... but I wouldn't move into a high-ranch. Dealbreaker. Sorry. Hopefully another house will come on the market for you soon!

For me my priority was staying the area I grew up in, which is very expensive so my criteria was a move in ready home in that area, everything else I was flex on.

It depends.

Is this realistically your only way in to this neighborhood? Have there been any recent sales in this immediate area that were in your price range and were not high ranches?

If I knew for sure that this was the area I wanted to be and the only options in my price range were high ranches, I would strongly consider it (and I'm really not a fan of high ranches either).

I'm a big fan of an open layout and having a lot of space! If this house was large enough to give me the space I wanted, had an open enough layout, and was in my target neighborhood, I think I would get over the fact that it was a high ranch. If it was on the smaller side, THAT would be a definite no.

it is the single most expensive thing you will purchase. Every month the large mortgage payment, utilities, taxes eat up a huge portion of your monthly income.... all for living in a house you don't like.

I'm not saying the house has to be perfect, it won't be, there will be compromises... but that is too much of one.

yes I agree. Normally I'd say yes because you can change a house but not the location. But I too am not a fan of high ranches and you really can't change the layout.

yes but maybe get a house that is easier to upgrade/ add to down the line-- ie cape, reg ranch, etc.

We hated our house when we bought it - but bought based on location and are totally satisfied with our decision/choice.

While we haven't (and likely will not) fix the things about the house that we hate - namely the structural layout - - - we've been able to make enough adjustments to the space to make it work for us for the long haul.

It's a personal decision. Kind of have to go with your gut feeling.

Yes. We did. We actually bought a high ranch when we didn't want one. We've done a ton of improvements and there are so many things that can be done to change the layout (we closed up the downstairs area to make it completely separate, with door, and closet space, etc.)


We love our town, and are very happy to be here. We are going to upgrade soon because we've outgrown in 13+ years later and 3 kids, but are definitely staying in the same town.

See, this was our concern. Until we saw the house. The upper level is actually just above ground in the back, with a huge deck off the kitchen/dining room. The lower part of the house is half underground. There are only 3 steps to the yard, where my kids play. Very different layout in back than what I expected. The downside is that from the lower level, the only acess to outside is the front of the house.

Yes, absolutely. - we did this. The house is set up like a beach house (main living on top, BRs on bottom) and I wanted to pass on it or have a 10-yr plan of flipping it back to a more traditional style house with a giant MBR on the top floor, but DH loved the neighborhood and he saw the potential. We can walk everywhere we want (school, library, deli, church, beach, parks) but it's tucked away on a quiet dead end so the kids can safely play in the street.
We thought it didn't have enough room for a growing family and then we had some structural issues that forced us to lift the house/build a new basement and turned it into more of our "dream home". Our home now is much more to our liking than the houses I thought I wanted when we were looking yrs ago, and we are lucky to be in a great location.

I agree. When we were looking, one of the main things I said was no high ranch. We did see one that was beautiful and everything was new, but I also knew that I would be very unhappy in a high ranch. If it was just cosmetic things that you could change, I would say go for it. But the actual design of the high ranch is not something that you can alter



I agree with this. I don't like high ranches, for this exact reason the can't be easily converted into something else. Whereas capes and regular ranches can easily be redesigned.
