mortgage shopping question

the last time i bought a house, the XH did all the leg work for the mortgage... this is one of the million reasons i had to sell.
anyway lol...

i am ALMOST ready to buy again. i have some paperwork/taxes to take care of, plus one small credit card balance to pay off (from my surgery back in february).

well, since i didn't do it last time... i'm not sure where to start on shopping around for a mortgage.

is it really as simple as applying for a mortgage with a few different financial institutions within a given window of time?

what would you suggest a newbie start? is there a website you would recommend?

thanks in advance for any info you can share.

Basically they all give you the same rate with their own caveats or point purchasing benefits. Some may give you a slight discount if you hold accounts there. I do real estate deals all the time. I find the big commercial banks to be nightmarish, particularly Chase and TD. Mortgage banks, like Freedom, work well. Credit unions are great to work with. I also have had great experiences recently with Quicken Loans and Rocket Mortgage.

Trust me when I say save yourself the trouble and just go with better.com. Assuming they service your area.

Great rates. Minimal to no fees. Hassle free online process. Used them three times and also referred them out. Their business model crushes the big banks and even the credit unions.

Ask the agent you are working with. They can recommend someone they have worked with in the past. If you can get a team together (ie; agent, attorney, lender) that have all worked together and have a good success rate, your life will be MUCH easier!

Get a mortgage broker. Our realtor had one right in their office and it was much easier than trying to navigate things alone. I didn’t pay him- he was paid as part of the brokers fee charged to the sellers.

We just refinanced and and went with Rocket Mortgage. They were fantastic and super easy to work with. Originally we were going with Chase as we have a ton of accounts with them but they were a nightmare and we pulled our application. Just search online, check out all the rates and do searches for reviews from customers.
