put in an offer...Update Below!
We put in an offer on a house on Saturday. They were having an open house both Saturday and Sunday and the agent took the offer and said we will most likely hear somethign on Monday. She left a message at my DH's office voice mail on Sunday saying that they are going to listen to all offers and she will contact us on Monday. We haven't heard anything yet and are very anxious. My question is...Is it okay to call the agent and find out what is going on? Or is it bad to look too anxious?

IMO, it looks too anxious.
i'd wait until tomorrow morning if you dont hear back today. and at that, i'd wait until 10am and not FIRST think in the morning, kwim.

IMO, I would call just to see what is going on. You don't have to get to into it, just ask if she heard anything further and if there were any other offers out there and if the Seller was accepting anything. If you want the house that badly, you don't want to look anxious, but you don't want to loose out on it either.

So during deciding to call/not call..they called with a counter offer $9k less then her asking. (which is still $70K more then our first offer!) We are prepared to make a counter back but I think we are going to wait until tomorror morning to call it in.
I just hate playing this back and forth game. Just tell me your number and if it isn't what we want to pay, we'll move on.
Should we wait until tomorrow or just call her later tonight? (Can you tell I am so new at this?)

Yeah its definitely a game and very annoying. But if you know what your bottom line is, just tell them now.

I agree, if you offered 70K less, and they only came down 9K, its still a broad range. I would put in another offer.
In a 2 day span, our process went like this List price was $289K Our Offer: $265K Their Counter: $279K Our Offer: $270K Their Counter: $272K We accept at $272K
It was worth it in the end. I know its frustrating, but I promise, it will be worth it.

hmm, I still think its a broad range for somebody to drop over 50K, especially if they only dropped 9K, but they did consider your low 320K offer, so I'd go for the next round, what do you have to loose. Who knows, they may say yes.

we did the same. We took into consideration:
-comp's in the complex -seller's reason on why leaving (in our situation, they bought in SC and were carrying 2 mortages and desperate to get out). -condition of the place

our sellers got right back to us...this was in the matter of one evening, and i was in grad school talking to DH thru IM
Asking: $399,999 (just lowered from $449K)
we offered: $349,000 (to test the waters)
They Countered: $379,000.
We Countered: $359 or 369 I dont remember...
They countered $372,500.
Thats what we agreed on. and we were able to negotiate a little more after the inspection (sales price didnt change, they gave us cash back at closing).

Take the next logical step to getting to your number. They dropped 10k up your offer by the difference, keeping your number in the middle.

if you go between you 335k and their 390k you are at 362.5K, that is higher than your max. the game is long and tiresome but it has rules........
In this case, I would offer Less than 335K Your number is in the middle. up your offer by the amount they lower theirs.

At this point I think you and the seller are very far apart in price. DH and I went through this during our house hunt. The truth is that some sellers are not prepared to come down much on their price for whatever reason. I would keep looking for other properties.

Thank you all for your good advice. I think we are going to offer the $335K tomorrow since she really wants to sell (it is a daughter selling her deceased parents house) and just see what happens. I think if they weren't interested in our offer at all or had any higher offers, they would've just told us we were way out of the ballpark; but since they are negotiating a tiny amount we will take a chance. Thankfully we are not under any pressure to move from where we are so we have some time to keep looking if this doesn't work out.
I will keep you updated and thank you again for your advice. I am sure I will be asking more questions as we go along!
