getting annoyed
according to my REA, the seller (who is actually related to the owner, not the actual owner) doesn't want to fix the electrical outlets and breakers in the house that do not work.
this info has not been confirmed by the seller's attorney, only by the seller's REA.
our attorney said he would call their attorney, but we haven't heard anything yet.
is this something i should fight? we REALLY want this house but i don't want to be spending an arm and a leg to fix electrical work when it really should be the seller's responsibility.
(no one has been living in the house for a year or two so it is possible they were not aware of this until the inspection was done).

I would not let that go, they really need to fix that, it is their responsibility plus that can run you a lot of $ when it comes to electrical. Our engineer found a couple of things like that after our inspection and we made sure the seller fixed everything first.

that should be fixed!
another option is to get a credit from the sellers for the amt it would cost to fix everything if they dont want to do it themselves. talk to your lawyer if this is something you're comfortable with.
we got a credit from the sellers for a few things that needed repair that they didnt take care of themselves.

That should be fixed, and I agree, you can get a credit so you can fix it if you have to

Fight for it!!
The inspector on our house was horrible and completely missed the fact that the electrical panel and wires were a fire hazard and SPARKING when you opened it up and WE had to pay about $2000 to have it fixed. We found this about 2 years after buying...

I definitely wouldn't let electrical problems go. Fight it. And if they refuse to fix it you can take an estimate and get that dollar amount removed from the selling price so you will be left with money to have it fixed after.
But if I were you, I'd make the seller fix it.

Our electrical box had to be re-wired. The sellers gave us a 1000k credit to do it ourselves. They got quotes on how much it would cost, and were going to do it themselves, but didn't want to. Worked out for us bc we knew an electrician who did it for us AND upgraded our electric for close to the 1000. Upgrading would have cost us so much more.
DH also had to fix each outlet, they didn't wire it right. He did this room by room after our dads showed him how to.
Fight for it to get done, or $ for you to do it.

If the house is as and the seller doesn't want to budge, then pass the house up. The seller has no reason to fix it if they think you will buy it anyway. You can walk away.
I agree about asking for a concession though.

Well it couldn't hurt to ask for a sellers concession. Make an offer.
even though it's a buyers market sellers are not just giving their homes away unless they are in danger of foreclosing or need the cash right away. This sounds like an estate sale?

I would get an estimate and ask for a credit, I wouldn't leave it up to them to fix it anyway because they could use someone who does cheap faulty work, I would want to choose the person who fixes the problem.

sort of. the sellers have POA, the owner is in assisted living.
they will not do a seller's concession, that's already been discussed.
i spoke to DH and now it feels like i am the one who wants to cave i guess the real issue is that we are getting the house and property for a great price (IMO) and i would hate to walk away... but we might have to.

Get a quote to see how much it would be to fix it. Honestly, I wouldn't walk away from a house I loved for $1K job. However, if it is a $10K or more job, I would walk away and never look back.
