Roofing prices and recommendations
Has anyone had their roof replaced lately? What is the price per square foot? Any recommendations?
Our roof is 2620 sq feet and so far I have a price of $12 a sq ft. I want to get an idea if it's reasonable or not.

Roof replacement and repair is a tough subject because there are so many scammers out there. Part of the price is going to be how complicated the roof is. One thing is for sure, don't pay their first offer, and don't pay much up front. Lots of scammers take a down payment and walk away! Get proof of insurance, a copy of their business license. Get recommendations from more than one person. As you ask around you'll start to hear the same names pop up that people like. Call three of them in to give estimates and let them know that's what you're doing. Good Luck!

I had my entire roof replaced last summer. Rip-out to installation. I don't remember what the price was per square foot, but the price did include the sub-roof (plywood?) of up to 20 sheets if there was damage (which, thankfully, there was not) and anything above that would be extra. I had 3 roofers give estimates. All of them included the 20 sheets of sub-roof and they all used the same type of shingle from the same manufacturer. One roofer quoted me several thousand dollars more than the others, while one quoted me a ridiculously high amount but then asked me the lowest I received and then he went lower than that. I don't do business with people like that, seemed so dishonest. This is why it is so important to get at least 3 estimates.
ETA: Preferred Exterior was the roofer I used. I was very pleased with them.

I don't know too much about roofing yet, except that I will need it done in the next 5 years or so, but I've heard that it's a lot cheaper if they just mount new roof shingles on top of the old ones. I believe this can be done up to 3 times, but I may be mistaken.
However, if they have to peel up the existing ones and then put down new ones, it can be a lot more money.

I used a-1 roofing and siding corp last july. They were the best quote I got, and they finished my roof in about 5 hours with no mess. I dealt directly with the owner John who was the nicest guy. FM me if you are curious about price.
