anyone have any opinions???

Our house has been on the market since November 2011. We have already lowered the asking price by $10k. We just recently got an offer for another $15k off of the asking price so we countered the offer and asked for an extra $7k. We were told by the buyers agent, within 3min of the counter mind you, that they are standing firm on their offer & that thats the highest they will go. Since when is it common practice to make an offer with no wiggle room at all. They came twice to see the house & loved it & explained how last year they were looking at houses worth $350k and then realized they were approved for $100k less than that yet they still low balled us by another $15k which is still 25k off of the supposed approval. I guess i am just frustrated b/c we want to sell but I can't walk away from my house without making a dime. I bought my house 3yrs ago for $220k and we put $50k into it which i know we won't get back completely but its almost insulting to accept an offer that is $5k more than i paid. I am wrong?? HELP!!!

As they say: It's a buyer's market. The ball is unfortunately in their court.

We (DH) sold his house in July for less then he purchased it and he had put 80K into it. It's the market.

He had to sell, we were married and getting our own house (long story)

The home was on the market for over a year. We took the best offer we could get and split. Had to pay to get out.


With that... it depends on how bad you want to get out. Do you have another house lined up already? Or do you have more time to wait for a better offer?

You can think of it this way - you may be accepting less then what you wanted on your house but when you buy your next house, you'll be in the drivers seat and hopefully will pay less then what you were expecting and it will work out in the end. (that's what happened with us)

thank you :) actually we are having a new house built so we were counting on the sale of this house to pay the closing costs on the new house but this offer, it wouldn't cover even half of the costs. we have other money saved but we were counting on using that on other things.....the new house won't be done until sept so i do have a little more time & there has been tons of traffic but this is the second time we have rcvd the exact same offer on the house and although we hope for a little more, I am beginning to see a trend. Even if the buyers come up $5k i would be happy but they all keep coming at us with a top offer & absolutely no wiggle room, its crazy

Being that you said you have tons of traffic, I wouldn't accept their offer just yet. If they LOVE the house, they will go up another 5k. You stay just as firm and if they truly want it, they will come back.

This happened with family of ours. They LOVED the house they eventually bought but kept trying to get it at a better price. They walked a few times an in the end, wound up buying it.

You can't blame them for trying.

I would go back to them with your offer of 5k less and tell them that is your bottom line.
If you got two offers for the same amount that probably is a pretty good indicator as to what the market values your house at. What do the comps indicate?

we did go back with the counter to add the extra money & they said no they were standing firm on their original offer so we'll see. the comp's in my neighborhood are actually all over the place b/c i check them regularly to see what I am up against.

i actually got a call about an hour ago that we have 2 more families interested in seeing the house by monday so i am hoping these work out even better. i am crossing my fingers & toes & doing my daily prayer to st joseph :)

Unfortunately it IS a buyers market and these buyers are well aware of that. If I told you what my buyers were demanding you would alsoChat Icon

We are standing firm as well. Yes, its a buyers market, but I am not that desperate.

Hold out a little longer if you are having the traffic. You are probably priced right then, so wait a little longer if you can.
