After you go into contract, when was the survey done?
Was it right away when you entered contract or before or after the mortgage is done?

The survey is usually done prior to obtaining a mortgage loan commitment. After all parties sign the contract and the title search is ordered, the buyer's attorney will either order a new survey then (takes 1-2 weeks to get) or have the title company attempt to locate an existing survey. If a useable survey is found that is not too old and changes were not made to the property, you can use that in lieu of a new one.

Further. The sooner, the better (in case issues turn up, there's then time to resolve them).

Ours was done close to closing and there were issues with our property lines (neighbors fences, sheds, etc) that delayed our closing.

Ours was done closer to closing. We thought we could use the old survey, but after speaking with our attorney, we all decided to pay the money and get it done.

a real estate attorney oders it earlier in the transaction- b/c of knows issues- c/o, fence in the wrong spot etc
a non-real estate attorney always orders it so late it holds up closing- never fails- going thru that now on a deal that we have been clear on for 2 weeks
