What are things you LOVE about your house ?
I have to meet with an architect to start making plans for building my house and my head is soo not in this.
Wondering what should be on my must have list.
Anyone with advise on building a house...it's greatly appreciated.
What type of Wood floors ? Tiles ?

Wood floors throughout Granite countertops Deck Lots of closets!
I would love a separate laundry room w/ a sink & shelves

If you're working with an architect, you should be focusing on house structure, not flooring materials at this stage.
Do you want all the bedrooms together? We have all our bedrooms on the 2nd floor. The master suite is physically separated from DC's bedrooms by a toyroom and the stairs. We have a library/study room in a corner of the house, so it's as quiet and bright as possible. How many bathrooms do you want? You need at least one per floor. Is the kitchen the focal point, or the living/family room? I think flow between the rooms is important. We have a couple of big events at our house, so there are two paths from the dining room/kitchen to the living room, so there won't be bottlenecks. I had double doors installed in the front of the house so it's easy to bring furniture or other large things in or out of the house. I also tried to think of the future. Our office has an exterior door, so if one of our DC lives with us as an adult, they can have their own mini-apartment.

Having the closet in the master was awesome. I could get ready for work and not bother my husband.
MUST have double sink in master.
Laundry room next to master ROCKS!!!!!
Mud room.
ETA: walk in shower (stall) that has 3 heads on wall, and a rain head on the ceiling.

I like having both a formal living room and a den;
2 car garage;
Finished basement;
Fireplace in den;
Large eat-in kitchen and separate formal dining room;
Master bath (though I wish it was bigger!);
Lots of closet space (I feel like you can never have enough);
Deck off of the kitchen, patio off of the den;
Half bath off of common areas for guests to use (instead of having to go up by the bedrooms.

Love my two story front entrance Custom kitchen cabinets Granite Wood floors Crown molding throughout Fireplace in den Inground pool and patio in pavers BM historical paint colors throughout 2 car garage(if I was building of go 3 car garage) Oil rubbed bronze handles, faucets etc 6 panel doors

We made a completely separate dressing room for me - with BIG closets a vanity and a wall of shelves just for shoes. The room connects to our MB, but has a door that can be shut to keep it totally separate. I even have a TV in there. In a house full of boys this room (that I had painted pink!) is all mine and all girly!

*Our french doors. Every room the faces the backyard has them: Dining room, Family Room (2 sets) and Master Bedroom - great for entertaining/traffic flow
*radiant floor heating, especially in bathrooms.
*Outdoor wise, our travertine patio. Doesn't retain heat (no burning feet!) and it's not abrasive like pavers/bricks (reduces scrapes if you have little ones), nor is it slippery like bluestone.
*open/easily accessible pantry off the kitchen
*fireplaces. Ours is in the family room and raised, which gives everyone a nice view. I also love large/wide openings. If I was building a home, I'd have them put in the dining room and kitchen.
*indoor and outdoor speakers (you'll want to wire them before the walls & ceilings are closed up. )
*various lighting options: sconces, high hats, etc..

I think #1 on my list is my upstairs laundry room. No need to carry laundry up and down.
Next is our playroom/library for the kids on the main level. We have a seperate den that is kept neat (no toys!) that my DH and I sit in at night.
And last, the basement! Huge, open space for entertaining,playdates and storage.
Now, can we list what we wish we could change??

i went on a playdate in a newly built home. They had a play room with a huge walk in storage closet right off the den with pocket doors. It was so convenient and kept toys hidden and out of the den

They just about listed everything but when dh and I built we did geo thermo heat and he put radiant heat in the family room / basement floor totally love both and I love my big windows, high cielings,

Separate Shower with two showerheads/handheld & bench in master bath large tub with air not jets and handheld in master bath two vanities in master
Clear white oak wide plank quarter sawn flooring in 90% of the house
separate craft room/office
Large custom door, window, crown & base moulding in all rooms
guest room with en suite bath
great room open to kitchen
large deck and patio with a great flow for entertaining from the house

Bedrooms are close together. Great for a mom w a toddler and baby on the way
tons of kitchen storage. You can never have too many cabinets.

We just closed a little less than 2 weeks ago so still getting used to all this. so far I absolutely love: -laundry shoot (we have laundry on another floor so the shoot is so great) -large window sills -beautiful molding around the windows and floor boards and crown molding -trex deck -lots of windows
what I wish we had: -more kitchen cabinets and drawers A PANTRY!!! (this was on my must list and unfortunately we didn't find a house we loved with one)

We're in the process of purchasing it -- but some of the things that stand out:
- Porch - Garage w/ extra space for shed - Dedicated laundry room - All bedrooms on upstairs floor - Closet space - Hard wood floors - Comfortable and roomy kitchen w/ granite - Half bath on first floor - Open layout on first floor - Closet next to entrance for coats, etc.
And a bunch more I can't think of now.
