dormer/extension - how to get started?
We want to add another bedroom or two to our extended ranch/cape. We currently have three bedrooms 2 upstairs and one down. What is the process to get started? Id like to see what our options are and get a rough estimate. Any advice/recs are appreciated!!

Re: dormer/extension - how to get started?
I'd first get recs for a GOOD architect. The ladies on here had some good recs awhile back.
We aren't doing an extension, but want to add a front porch and move around our front door and windows, so our house looks more even.
The architect we used took forever, jerking us around. He then submitted the drawings to the town without our reviewing them which has opened up a can of worms because of stuff they found on our property that we need permits for now.
We also have to do a variance. DH was working on that today.
Be prepared for these kinds of things.
We started the process I want to say in the late spring 2013 and here we are today and nothing has happened yet.

It can be such a process.
You will need an architect for the first step to make plans. Then you take those plans to contractors for bids.
My DH is an architect. If you want to contact him feel free. He does free estimates on plan costs but he can give you insights on costs of the whole project based on his experience with other clients.
Def make sure you like your architect. I have heard so many horror stories with their architects and nothing gets done.
I can tell you my DH is in constant contact with all his clients. That is key too when you are looking!

DH is doing most of our work himself since he's a contractor, but I also wanted to point out the importance of having a licensed & insured contractor.
Going from personal recs is also a huge plus.
