Re-finish hardwood floors$$??

We have an accepted offer placed on a house, so now thinking about things that it needs done! The first thing we want to do is take up carpets and refinish the floors. I guess this would include sanding and staining?? (we would take up the carpets ourselves) How much does this cost to have done? I'm not sure about the square footage…. i'm so bad at guessing but I would say about 800 sq ft…..its only needed in the living room, small hallway and 3 bedrooms(on the smaller side).

Also, i'm assuming you get to choose the stain, so if we want to do a dark wood, we just pick that?

We had our our floors refinished last year in our new home. For about 2,000 sq ft it cost 3,000. The guys came and sanded then put some different stains down and we choose from that. It came out great.

For 800sq ft it shouldn't be that expensive. We used Gold Star floors (a friend in the construction industry recommended them to us but they are recommended all over this board) and they were wonderful. They came to do the estimate and brought stain samples with them.

Yes, you can choose the stain. He even showed me on a small piece in the closet, to make sure i liked it.

I went with English chestnut. I love it.
