Anyone know about lease to buy for a house?
Just read about this online and seems great if seller agrees to it. Has anyone ever done it or can anyone give any advice on whether it's a good idea? Thanks so much!!

Re: Anyone know about lease to buy for a house?
It's really difficult to come by in this market.
It was more common at the bottom of the market when prices were low and sellers wanted to sell, but couldn't find a buyer or get the price they wanted. In that scenario, many potential sellers would rent with option to buy, just to get some income while they waited to sell.
Now, the market is better and prices are trending up in a lot of areas, so most sellers just want to sell outright and don't want the hassle of being a landlord.
So I don't see them very often.
But they can be structured a lot of different ways... tenant gets first option to buy at end of the lease period, or part of rent held aside for down payment, or price/terms of sale agreed on upfront or not, etc. Whether or not it's advantageous to a buyer or seller depends on how it's structured and what the circumstances are.
