Shell only

Anyone ever do an extension on there house of a shell only? Can you tell me around what the price is and when you do it do ur taxes go up right away even if you leave the new space unfinished?

Who did you use?

Shell only

We are doing this right now. We are dormering our house and only putting the shell up since we have so many friends in the business, we can probably finish it cheaper than doing it with the contractor.

It depends on what you are doing, obviously, but our shell will cost around $30,000 for full attic, 3 BR and Bathroom upstairs. Our Master will be a large size with a walk in closet over our existing garage.

That price does not include the siding, roof and windows, which we have as a separate price since we are replacing windows throughout the house.

They said it should take about a week to do the shell and another week for the roof, siding, windows.

ETS: We are not using Shells Only - a different contractor. Any contractor can do a shell only though.

Are you doing a front & rear dormer or is that for just one side? I'm trying to get an idea so we know what we're in for and when we can budget this for. We already have a rear dormer that I would just like to add the attic onto (with the bathroom).

We are doing a first floor extension and priced out a shell and finished product- for us the price of the shell wasn't cheap enough for us to have the hassle of finished it ourselves (but since a bulk of our cost was concrete - it might have been different if we were going up)

We had a front dormer put on our cape last summer. The contract was just for a shell. Mid-reno we decided to pay them to put up the interior walls and we needed a new ridge beam. We had our front porch covered also. It was like $40,000 total..FM if you want exact numbers (I cant remember off hand, I've suppressed it lol).

DH did all of the interior finishing.

We just passed final inspection in May.

You are doing this with permits, right? Just make sure that you close the shell permit before you do any of the finishing work (and get a permit for that when the time comes). When we bought our house, the sellers had put a rear dormer up in 1955 and didn't close the permit for the shell before they did the interior. So when it came time to sell, the dormer had to either be brought back to a shell or pass 2009 inspection. The seller was elderly and allowed us to go in and demo the second floor back to the shell so that it could pass inspection. It was a nightmare. We bought our house with a gutted upstairs. Thank god we had the appraisal done before that.

Our cape is traditional with both roof sides slanted. They are literally ripping off the second floor and rebuilding it to have the 3BR, attic, and the bathroom up there. I believe they are only leaving the side gables up. You would have to see if they can add the attic and bathroom on to your existing rear dormer.
