Levittown Taxes
Will levittown taxes go up drastically un the neXT few years? The house we are looking at has property taxes around 10,500 with star exemption. But when I look at the zillow tax data the taxes have been going up every year $1000. What should we do look another town or go with levittown?

Around that number is probably the norm for most of Nassau. I will say my taxes went up a lot one year when our school budget had like a 9% increase (this was before the state imposed the 2% tax cap). What helped a little bit was grieving my tax assessment.
Try looking at Island Trees SD though.. i know when we were looking at houses I noticed taxes there were a bit less.

There is no way of knowing when the taxes will go up but Levittown has high taxes in that area. Their taxes have been going up for a while now in Levittown. It keep going up too.

Levittown school taxes are pretty high -- a bit higher than surrounding towns (areas like Hicksville and Island Trees have some of the lowest taxes in Nassau, but Levittown school taxes are even higher than areas like Bellmore, Merrick, etc).
Taxes will continue to go up everywhere, but you can definitely minimize your increases or keep them relatively flat by grieving your taxes every year, no matter what. Just automatically grieve them. I recommend that all of my buyers do this, regardless of where they buy and regardless of whether the taxes have been grieved before or they think they do/don't have a good basis to grieve. Just do it.

Yes, they've been holding the assessed rates flat to deter grievances, but it doesn't hurt to try, and I don't know anyone who has grieved recently and been denied. I heard from someone who is connected to the Town of Hempstead that the volume of grievances is so high that they don't have time to really go through them. So they have been automatically granting some kind of reduction to everyone who grieves. That may change, but since the cost is nothing and the time is minimal if you do it yourself, why not?

We had our RE attorney do the grievance for us. Contact them, they will get half of the money saved for the year.

Grieving your taxes is separate from property tax exemptions. The main exemption that most people qualify for is the basic STAR, which comes off your school taxes. To qualify, the property has to be your primary residence (as opposed to a vacation home or an investment property) and you have to have a household income is under $500K. You have to apply for STAR once, and then you keep getting it. Everyone residing in the same school district will get the same basic STAR amount (it doesn't vary by the amount if taxes or value of home). There are other exemptions for veterans, seniors, etc.
The tax grievance process is essentially a challenge to your assessed value. If that goes down, you can expect your taxes to go down (although the tax rate may go up, so a 25 percent reduction in assessed value doesn't necessarily equal a 25 percent reduction in taxes).
Here is a helpful link about challenging your assessed value (if you are in Nassau). The deadline is March 2. You can do it yourself or hire a tax grievance conosny irk aw firm, but they will charge you (usually 50% of the calculated savings).

Assessed values in nassau are being held at the same level for 4 years to deter REFUNDS not grievances. Its part of manganos plan to try to improve Nassau's finances. Don't believe someone in the town of hempstead. Plenty of grievances are being denied; and in nassau county asssessments are determined at the county level not the town level. The town just issues the tax bills and colllects the taxes. In suffolk, assessments are determined at the town level.

I still think everyone should grieve every year. I wish I had done that when I bought my house in 2008 (we finally grieved and got a reduction this year). I know several of my clients just won grievances. It's not going to hurt, so I tell all of my clients to just do it (because I learned that lesson the hard way !)

Excuse me if this is a dumb questions, but can your taxes actually go higher if a town, during a grievance process, determines that your house is actually worth more than the number which is currently basis for your taxes?
Also, I am not familiar with the process, just started looking into it. When you do a grievance, is actually some sort of assessor coming to your house to determine its value?

By law, in NYS, they cannot raise your assessment if you protest it. However, if they determine that say you have an enclosed porch that was never assessed or an extension that they didn't pick up, they can increase your assessment for the next tax year. They cannot apply an increase retroactively.
When you file a grievance, the County or Town will not come and inspect your property. They will review the property records, certificate of occupancy, building permits, etc., and you will have a hearing where both you and the assessing jurisdiction will provide your evidence and testimony.

I agree with this within reason. If your assessed value equates to a market value far below what you believe your house is worth, then honestly, I don't think it's worth the hassle, but I would check it every year since the ratio and the market changes every year.
If it's a borderline issue, where say the taxing authority says your house is worth $450K and you think it's really worth $460K - go for it and protest - it's close enough that you might get lucky.

On the paper from Nassau County full market value of my house is $200K less (no mistake here, $200K) than what I paid 1.5 year ago... Does this make sense? Should I still try to challenge my property assessment?
And if someone has time.... how the real tax is calculated based on this value, because 0.25% they are talking about here, and tentative assessed value, has nothing to do with real taxes I am paying.

We grieved our taxes last year and just learned that Town of Hempstead granted us the grievance and our taxes are dropping by almost 15%. We were told to file by our former realtor just because we could tell a potential buyer that taxes could be lower than what was advertised on MLS (we have our house listed for sale).
Our taxes were based of an assesed value of $260K for our 2 bedroom ranch and according to the letter from Maidenbaum Property Tax Reduction Group, our assed value has dropped to $186,800. Our taxes were low to begin with for south shore Nassau ($8,300 w/o STAR) but now after we grieved them, it will drop to $7800 or so. We are shocked we won but this will benefit our future buyer, and hopefully attract them to make an offer. I agree its worth grieving because you never know.

When I called Perry's office to grieve they told me I'm already low for my area and not to do anything. I feel like I paid too much for my house and feel cheated. Has this happened to anyone else?
