Vent: Feeling so discouraged...our offer was rejected

We put an offer on a house on Tuesday. We knew going into it that it was sort of a long shot - there was already an accepted offer on the table and they were scheduled for inspection Thursday (today). Unfortunately our offer was not accepted. We came in with our best offer but it was still about $15K less than the existing offer (from what we can gather). We literally cannot go that high...its not a possibility for us. So, I feel good knowing we tried our best, but I'm still heartbroken. Our realtor said that there's always the possibility the inspection could not go well or these current buyers may have trouble with getting a mortgage and we would be next in line, but I feel like that's probably a pipe dream right now and we need to just move on.

The hard part is, there is literally NOTHING else on the market right now that we are remotely interested in. Not even one house. I know that can all change in a day and something new can list tomorrow that we love, but we are admittedly very picky and it's taken us almost a year just to find this one that we both loved. I'm just so discouraged and I feel like we may not find something else we really love.

Ughh I HATE this process. HATE it. I wish we could just skip this all and be in our forever home already.

I'm so sorry. That is very upsetting and frustrating however I would keep looking but also let them know that if the current offer falls through you are still interested.

The house we are buying had an accepted offer and they were unable to obtain financing. We were dying to see it but by the time we called they had an accepted offer and were no longer showing it so we just moved on. Low and behold 2 months later we were alerted that the house was back on the market and we put in an offer and should be closing God willing next week so you just never know Chat Icon

I hear ya, we found a great fixer upper that we both really liked, but it was sold before we could even discuss numbers. It really is so hard to find something you love especially if you're set on a certain area, which is our problem! I don't want to look elsewhere and we have literally seen every single house within our budget! I told our agent that I'm about to start knocking on doors asking people if they want to sell! I would really like to be in our new home before the next school year starts so that my son will not have to readjust mid year. People keep telling me more will pop up once the weather gets nicer....we shall see!

Thanks so much for sharing your story. Our realtor actually said it happens about half of the time that for whatever reason the deals fall through (whether it be problems obtaining financing or some other reason) and that he wouldn't be surprised if we got a call a month or so down the road from them. It also wouldn't be the worst thing in the world because currently our house is on the market and ideally we would like to be in contract or sold before we made our offer so that it was a "stronger" offer than having a contingency. So, I know everything happens for a reason and maybe things will still work out. But I also don't want to hold my breath on it. I guess only time will tell.

Just wanted to say that a few years ago,my brother and his wife were looking to buy in a very small area (like 3-4 blocks). They did actually put flyers in mail boxes and that was how they wound up getting their house. You never know - it could work!

Yes that is our problem too. We are looking in our childhood town and we're very picky about location. We too have seen everything in our area and there's nothing left to see. I literally STALK realtor.com every day hoping to see something new pop up, but lately there has been nothing that fits our needs. I really hope to see more inventory soon.

We were in your situation but both offers came in at the same time. When they said final and best, the other family offered 50,000 more than we did. The owner offered to let us match it, but we just could not do it. You know what, about two months later our forever dream home came on the market and we were able to get it at the price we wanted. I love it even more than the other house. It will happen for you too.

I agree with this approach. I've done this for buyer clients and had success. If you are looking in a small inventory with low inventory, you have to think outside the box! And be ready to make an offer right away when something comes up.

We were outbid on at least 5 houses. We needed up looking at different towns. House hunting by far was the worst process ever.

Ugh I can understand what you're going through. We bought our house 5 years ago but it was the same thing, we kept getting outbidded by other buyers. I think in the end we over-paid for the house we got (went near our top maximum) just because we were so tired of looking and getting outbidded. I'm sorry, I know the house hunting process stinks!

House selling stinks, too. Sigh. We had an offer that fell through after the seller started trying to change the terms and didn't send a check with the signed contract. Crazy. Then the tenant wouldn't allow the house to be shown. It's empty now, but the market where I am is slow unless it is a brand new house.

I'm so worried about this too. Our place is listed and we've had a lot of interest but no offers yet (we've only been listed for a week). But I'm so stressed thinking about getting a buyer and then for whatever reason the deal falling through. This whole process (both the buying side and the selling side) is just incredibly stressful!!

You'll find something. When we were looking a few years ago, we found a house and fell in love. Updated kitchen, gorgeous backyard w/ huge pool, super low taxes, and low asking price. We saw it twice, brought family, and made an offer... then they accepted an all cash offer. We were completely devastated! I even posted here how upset I was and how we'd never find a house.

Seriously like 2 months later, I was checking the listings and a house just reduced it's price so it showed up on my radar. Went to an open house and loved it. Brought family and decided to make an offer which was ultimately accepted. I'm so grateful that we didn't get that first house b/c the one we ended up purchasing is so much better! It was totally meant to be!

many sellers won't agree to the contingency language. We just went through this and it was torture trying to negotiate the terms. We ultimately had to waive it but thankfully we had buyers who had a good commitment letter. Good luck...I know how stressful this can be.

ETA: It's probably better for you to have an accepted offer on your home before you get something new b/c of this.

I'm sorry. I know how rough it is. We lived with relatives, with our 18 month old, for months until we found our house. The unknown is such a hard part of the process, as is just wanting to be "home" already. It will all be worth it in the end - your house is out there.

I'm sorry you're feeling discouraged. I'm in the same boat. The last few houses we put offers on all had multiple offers. We go in with our best price (even over asking in some situations) and haven't had one offer accepted. I have been told the area we are looking in as limited inventory, so anything in "move in condition" is selling right away and is getting multiple offers the day the house comes on the market. It's crazy! We too haven't seen anything half way decent come on the market in over a month. I'm hoping we both find something in April! :) Now that the snow is finally gone I am thinking more houses will come on the market after Easter. FINGERS CROSSED!!
