Those with capes...
I have a cape -- second floor is split down the middle -- so there is a loft space where you walk up the steps and then a bedroom with bathroom. Im considering putting a back dormer on the house in order to make the second room a true bedroom. Not thinking about doing a full second floor at the moment. Has anyone here done either or these things recently?? Wondering how much a back dormer could cost.

I don't think it is worth it to do just the back dormer especially if you think down the road you want a full dormer.

Did you have this done? Just wondering if you have any advice on pricing. Did you do both back and front or a whole second floor addition?

Those with capes...
You also need to think of everything that goes with putting in the rear dormer. Do you want all new windows throughout the house? All new siding? Maybe put in CAC while you have everything torn apart…..it all adds up.
For a rear dormer, you are easily looking at about $50-75k. We just dormered our cape (we had 2 unusable BR upstairs, no bathroom) and added 3 BR (large master), bathroom, walk in closet, CAC, new windows throughout, new siding and front porch, renovation of existing bathroom. Construction costs are running at about $160,000 which includes new plumbing and new electrical for whole house and all materials used.

We did the whole 2nd floor addition and stand up attic and extended the entire house out 4 feet in the back. We have 4br and 1 bath upstairs now. The master has a walk in closet

Is this a full second floor addition with attic space, or a front and back dormer? Thanks so much for this info...incredibly helpful.

Sorry - I just saw this!

This does look amazing and 160k is not as bad as I thought for expanding the cape. Where is this and who was your contractor?
