Good school district with low taxes close to the train
Can anyone recommend a town for a house under $400000 with taxes under $10000, good school district and close to the train? We are paying close to $14000 in taxes now and it is getting to be too much for us

I am in farmingdale and have all of the above. People may have their opinions on the schools but I think they are perfectly fine.

In Nassau: Franklin square north of hempstead tpke (will be near the stewart manor station), levittown (not sure about train), wantagh (not sure about train), and possibly some areas of bellmore and merrick
all of the above would be hard to find for under 400k without a decent amount of updating/work needed on the house, though. I don't know much about suffolk so i can't help with that

Good school district with low taxes close to the train
Suffolk-ronkonkoma, centereach, Selden, holbrook, nesconset all close to the ronkonkoma line. You could definitely get something with those budget parameters. I'm in port Jeff sta and pay $7500 in taxes for a 3 bedroom split. My area is broken into the comsewogue and mt. Sinai schools district

Everyone raves about south shore Nassau- Merrick to Massapequa. All of those towns have train stations.

If being close to the train is important, I would look at the towns along the Babylon train line - more likely to find the price range you want in the Suffolk County towns, but it is an easy train line and there are some good towns/ school districts along that line

True. Might be able to find something in that ballpark that needs some work. There is a ton for sale near me- there seems to be a mass exodus

Harborfields (greenlawn or huntington train station) Not many houses under your range but there are some good ones.

When we were house hunting we noticed that taxes in Bethpage and Island trees SD (although not next to train) were lower than surrounding areas.
