Have you grieved your own taxes? Additional ? at the bottom
Has anyone successfully grieved their own taxes? I've reviewed the form for my town and most of it seems straightforward. I have a recent appraisal from buying my house as supporting documentation. Do I really need to use a tax grievance company who charges 50% of the first year's reduction or can I do this, as a regular person, on my own?

No, do it yourself. Your recent (within year) purchase of your home and appraisal is good enough I would think. If you get denied through your towns board I highly recommend appealing that decision if your case is strong and go to small claims. You would only have to pay a fee of approx $35. I hear most grievances get passed through small claims.

Make sure you aware of deadlines. I grieved my taxes after purchasing, was declined and missed the deadline to appeal.
My dad applied for grievance after buying and somehow never received the letter it was declined and missed the deadline to appeal.
Just make sure you stay on top of it and are well aware of deadlines.

The deadline is March 2nd. There is a face book group dedicated to doing it on your own. It is supposed to be very easy and not take more than 20 minutes. Most never get rejected. Of course now that I am trying it today the website is down.

It's called Nassau- Grieve your tax assessment on your own-FREE and it's moderated by Jeff Gold. He does free forums but, is done for this year. All the info is on that page though.

I have done it twice, successfully both times. Be sure to file it on time, as has been said, and be sure you have a case and can prove it. It sounds like you can. Good luck!

I grieved and didn't get it for the current year (2015/2016) but was successful with 2016/2017 as my assessed rate went down based on comps and recent sales in the area. Totally worth it. You have nothing to lose.

Call your town's tax department at your Town Hall. Explain that you want to grieve your taxes and they will tell you what needs to be done.

The filing period in Suffolk this begins year on May 1 and runs through May 19. If you don't file your grievance between these dates, you're out of luck until next year. Most of the Towns in Suffolk County have the instructions and forms on their website.
If not, call the Assessor's office and they will either give you the info over the phone or mostly likely tell you that you need to go down to town hall.

I'm reigniting this old thread because I never ended up grieving last year so I'm looking into it again. Another question for those of you who grieved on your own: did you calculate your market value by dividing your "real property assessment" by your town's RAR? and if so, did you find it actually was higher than your actual market value of your property? like the town calculated your value at $600k but comps and recent sales show your house at $500k so you were justified in grieving.
my town's assessor website explains the calculation and gives an example, so with my limited math skills i'm able to do the same for my own property. However when I follow the calculation, my market value calculates out to about $200,000 less than my home's recent sale price/actual market value. The assessor site clearly states that your taxes can be lowered if your ACTUAL market value is less than the assessed market value. In my case, my actual market value is way higher than the assessed. So if that's the only criteria they go by, I will never successfully grieve, right?

That's not true at all. The "value" the town gives to your house for taxes and the actual monetary value of your home are two very different numbers. They always "value" your home less than it's actually worth so you won't think you can grieve it. So in your case, their deceptive practices worked! The whole system is messed up. Their official web site will do everything for you - it finds comps near your home, it adjusts the prices of those comps up and down for you (like if your home is a 3 bedroom but the comp is a 4 bedroom) and it suggests what your new home "value" should be. You do nothing except click a few buttons. It's SO easy.
That being said... the deadline was a month ago. You'll have to wait until next year, sorry!

This group on Facebook helped me a lot. This guy is an attorney who files grievances for clients but thinks the whole thing is a scam, so he directs you how to do it yourself if you want to save the $200.

I do not think that is correct for Suffolk County. I think for Suffolk it begins May 1.

I have successfully grieved twice and waiting to hear back on my 3rd filing. In Nassau, the deadline passed about a month ago. I'm not sure if the process is as easy in Suffolk (based on what my SIL told me), since all the information necessary to grieve in Nassau is online. Good luck!

As noted already the deadline for this year already passed. You can grieve for 18/19 starting January. Join the facebook group, it's very helpful.
It takes months to hear. Most people get a notice in October but a final determination letter in April. People receiving letters now are from when they filed in 2015
