If you have a dormer ...
Can I ask how much your property taxes went up? DH and I pay $9600 for a 3 bed 1 bath cape in West Islip. We would love to dormer in the future but I would imagine our taxes would be $15k-$18k ....

Re: If you have a dormer ...
We had an 1100 sq ft 3 bedroom 1 bath levitt cape. We added 900Sq ft and now have 4 bedrooms and 2 bathrooms - We moved the laundry room upstairs. We have a full attic too. We got a letter saying our taxes were going to go up 25%. We were paying $9200.
So now we will be at $11,500 maybe. As long as you dont knock the whole house down or increase the footing by building forward or backward your taxes will not go up a lot. Also plumbing increases your taxes....Adding Bathrooms etc

Re: If you have a dormer ...
There is also a state program that lets you pay the increase in staged amounts. If I recall, it's over 8 years, and you start at 10 or 20 percent of the increase, gradually going up each year until you're payint the full increase amount. It's a bit of a pain in that you have to copy all of your receipts to show how much spent to prove you met the requirements, but it's worth it in the long run - you don't take a huge hit all at once.

With that program the house has to be 100% completed before applying for it. We are going to apply for it when we finish the house

Re: If you have a dormer ...
can you see a house that has a similar addition in your neighborhood? maybe look to see what they are paying (not sure if Islip has an online property tax option like Huntington and smithtown)

Re: If you have a dormer ...
Those taxes seem high for what you are describing in west islip. Maybe you can grieve them before dormering

Re: If you have a dormer ...
I always wondered about this stuff too.
DH's family all lives in Seaford, and several people on his aunt's block have put the dormer on the top of the house. Their taxes went up like freakin' $12K a year she told us!!!!

this is true, changing the footing, extending back or front will make them go up alot
Ours are close to 18k already they go up a couple grand every year as well So its not like once they raise it, thats it...its consistently gone up 2k every year since the BIG increase

Re: If you have a dormer ...
we live in west islip as well, and are considering dormering if we do not sell...we don't need a huge dormer, just need to add a bedroom upstairs, and would add a den downstairs...
My husband called the town, and they sent us a paper for him to fill out and they will give us an estimate on what our taxes will increase.
