What was the time difference between your contraced estimated closing date & actual closing date?

In September, our lawyer wrote an estimated closing date of 12/18 on the sale of our place.

Wondering how close people's actual closing dates are to the estimated date b/c now I am thinking that holiday time will be inconvenient for me. I'd really love for it to be 1st week in Jan.

Our closing was 3 weeks after our on or about date, but only 6 weeks after going into contract, so it was a relatively quick process.

I don't know how it would have worked if the seller wanted to close later. For us, both sides were anxious to close so everyone cooperated to get it done as fast as possible.

Our on or about date was 2/28 and we went to closing 4/4--this was not planned it was a result of my terrible experience with my mortgage processor.

three weeks about. but, we were not in a rush and so we didn't push the sellers - maybe if we had it would have been sooner.

Most contract allow 30 days before or after on or about date.

If you want it close to the 18th I would make that known by all parties--be annoying if you have to--when it comes to closings if I learned anything from my experiences it is that it is up to the buyer/seller to make things happen--squeeky wheel gets oil Chat Icon

Most contract allow 30 days before or after on or about date.

our date is on or about 12/15 but we are waiting until after the new year

It's customary to close within 30 days of the on or about date set forth in the contract. Most of the time, sales close within 30 days AFTER the date set forth in the contract. So you shouldn't have a problem pushing it to after the new year.

In my experience, everyone (banks, attorneys, etc.) sort of becomes unavailable the later half of December (and definitely between Christmas and New Year's) anyway, so if you can't or don't want to close before the estimated date (or seller can't or won't), then everybody is probably assuming that you will close after the holidays.

But to be clear - You should just speak to your attorney, loan officer, and realtor about your desired closing date so everyone's on the same page. You don't want your attorney to push the other attorney for a fast closing, or for your loan officer to give you a short rate lock, if you are trying to extend the closing a bit!

Our on or about was 6/15 and we closed 6/21. We actually had clearance to close on 6/14, but we had to schedule 6/21 due to scheduling conflicts.

I'm pretty sure you have up to 30 days to hold off the closing. So if you're on or about is 12/18, I think you can wait to close until the first week of January. I think.

Our on or about date is 12/19 and we have requested to close the first week of January. I want nothing to do with moving or dealing with banks/attorneys around Christmas! The sellers have agreed to it.

For my coop, it was several months because the banks were being ridiculous and losing stuff that I sent and taking forever. My ex bought a house and the on or about was sometime in November, and he didn't close until April because the owners didn't have a CO and had to get a variance and just kept dragging their feet. It was so frustrating.

Hopefully this time around we will have a smooth closing. Good luck!
