How much for permits?

How much did it cost you to file for permits when doing renovations to your house?
Also how long did it take to obtain the permits?

Re: How much for permits?

It all depends on what you are doing and where you live?

We spent I think almost 2k in the process and it took about a year to get the permits. We are in the Town of North Hempstead. We might still be waiting if we didn't hound them

How much for permits?

From what I understand TOB is better with regards to permits than TOH is.... but I'm not entirely sure.

How much for permits?

And if you are in an incorporated village it makes it that much harder.

Oyster Bay should be better. The Town of North Hempstead is a disaster in the buildings department.

Re: How much for permits?

depends on a lot of things.

The town fee is primarily based upon value of the improvements at least in Town of Hempstead. for a full 2nd story I think the permitting fees were $2K

However, that was not inclusive of plans. we paid the architect around $3K

time can vary, it depends on how many modifications and resubmits need to be done in addition to the normal time. Plus any time to prepare the plans.

I think from initial submission to when we got the permit was 3-4 months for us.

Re: How much for permits?

It took about a year for us because we had two variances (actually a couple, but two different appearances).
A variance is where something falls outside of the rules. Building too close to a fence, too tall, driveway too big, etc. Depending on what the variance is for, it's often not a problem, it just takes time to get it processed and approved.

Re: How much for permits?

It definitely cost more than we expected but it depends on what is required. For our project, we had to have a new survey done ($500) and blueprints/plans ($2000) done by an architect. Then there were the actual costs for filing for the permit, general building application, plumbing, and electrical. I think they were about $100 each?

But the biggest pain was just waiting. And waiting. North Hempstead is really slow.
