House hunting help please!

I'm looking for house hunting help. We were originally looking at south shore (West Islip/Babylon area) but taxes and home prices are just out of our comfort zone there. It seems the Huntington/Northport area seems much more affordable and much lower taxes. Can anyone weigh in on the areas around there...school districts, crime, etc? I know Huntington is really iffy, it's so large and I'm just not familiar with the good and bad parts. Anything between there and Northport or Kings Park I guess. DH commutes to the city and he doesn't want a lot of time added on to his commute (we live in Massapequa now), so somewhere semi-close to the LIRR.

Also, are there any south shore towns that have good districts that are in western Suffolk with lower taxes and more house/property for the money? We are not looking at anything requiring flood insurance as we are leaving a Sandy damaged home. I hear mixed things about Bayshore and West Babylon, and I know we want to stay very far away from North Babylon.

$350k and under, $10k or less in taxes. 3br/2bath is a must, with basement and/or garage.

Keeping up with the Joneses is everywhere, because that's who you are, someone who wants the best of the best.

I live on the North Shore, but grew up on the South Shore, and I don't really see too much different. I am surprised that the North Shore is more affordable though!

I grew up in northport, I think it's super nice. With that budget, your probably looking more at east northport. I don't think it's a very snobby area, sure there are some people who are, but that's anywhere really. The schools are good, not the top district on LI, but very good. And so many different activites and opportunities for kids.

Unfortunately, this price range is not going cut it in Northport. Perhaps, e. Northport, kings park or maybe greenlawn?

E northport, huntington would work.

Problem with Kings Park is its going to add time to his commute compared to Massapequa. KPs line isnt direct like Mass. I know a bunch of people who drive to Huntington to catch a direct. He should look at the schedule to get an idea of hte time difference so he can see if its something he is comfortable with.

Another option would be to look on hte Ronkonkoma line. Even going all the way out to Ronkonkoma, they have direct lines so its more comparable to Babylon or Huntington. And you can get a house within your limits!

I'm a north Shore girl and my DH is a south shore guy. We have the N/S debate all the time. He thinks we are all snobby but then I call him white trash....lol. We compromised and ended up in Farmingdale.

We looked at houses along the SS from West Babylon to Massapequa. I would love to move back North but I do not want to commute into the city from Northport...Its long.

You can get your price range in West babylon, Lindenhurst.

Up north - In Northport the taxes might not be hard to find but if you look on MLS I think the cheapest house is $400 ish.

Amityville or Copiague.

I know people steer clear because of the "diversity" but I am very pleased so far, despite being in a Sandy-damaged area (we're below Montauk a block from a canal).

AND I feel like I fit in more here. Most of my block is middle or working class, as are we. The parents I have met through DS school and at the park and library also seem really nice. (Even the ones with different backgrounds).

I'm in the Copiague SD and I know many people who have gone through the school system and still made it out alive----even went on to really great colleges. I also know some people who are in education who work for the district who have advised me to not listen to the rumors that the SD is bad news. I'm a social worker anyway, so I'm not frightened by differences ;).

If we feel like the school district is problematic down the road, we will cross that bridge then.

We originally were looking in Massapequa/North Massapequa and Farmingdale and either got out-bidded or the houses in our range would need to be completely gutted and we didn't have money for that.

Our REA encouraged us to be a little more open minded and I'm glad we did.

As an aside, I have friends in Lindenhurst too. Not sure what the taxes are like there.

There are homes in West Islip in this price range right now.
Take another look. Love this town Chat Icon

Look in East Northport. You won't find anything in Northport with what you are looking for.
