Good Nassau towns homes under 450k
Hi My husband and I are in planing to buy a house buy mid of next year but we are so confused don't know which town should we go for. We have 4 year old daughter so need a good school district. Our range is no more the 450k. We saw several houses in levittown but I can't decide on one because why does levittown have so many houses for sale? We are also looking into Bethpage, East Meadow, Westbury and Hicksville. Can you please recommend us some good towns with good school district and reasonable taxes.

Bethpage and island trees are probably the "best" districts of those you've mentioned.
Westbury has a lot of issues. Levittown, east meadow, and Hicksville are all pretty solid districts depending on what you are looking for specifically.

We bought in East Meadow and there are plenty of houses here in your price range. The schools are very good, and taxes are "reasonable"...for LI at least.

Levittown SD has high taxes. East Meadow, Hicksville, and Island Trees have some of the best in Nassau. Farmingdale also has reasonable taxes. Those are all big school districts, except for Island Trees which is a small district and on the "Princeton Plan" for elementary schools (organized by grade level, not neighborhood).
Other areas to consider would be Merrick, Bellmore, Wantagh, Seaford, Massapequa. You can definitely get a house for under $450K, especially if you are open to capes and ranches. One of my clients is closing on an expanded ranch in Wantagh (Seaford schools) with 4 bedrooms, 1.5 baths, a 2 car garage, oversized property, finished basement with an in-home theater for $440,000.
What do you consider "reasonable" taxes? What are you looking for in a home? What do you want in a town besides good schools?

I wouldn't purchase in Westbury school district, but Westbury with East Meadow schools is a nice area.

If you're looking in the western parts of Nassau, you could add Lynbrook, Oceanside, and Franklin Square to your list. I don't really know much at all about East Rockaway, but the people I know there seem happy.

I think it really comes down to budget - in Lynbrook, the homes are more expensive, and while you can definitely find a home for under $450K, it will be a smaller home (or may be in another school district, such as Malverne or East Rockaway). Also, taxes in Lynbrook are high .. most areas are in the incorporated village of Lynbrook or in village of East Rockaway, and the village taxes add $4-5K to your taxes. Also, Lynbrook has a lot of "older" homes (1920s, etc.) compared to some of the areas on the OP's list, which are areas where 1950s-1960s (post WW II homes) are more prevalent. Some people like the charm of an older home, but there are some drawbacks, too. Property sizes tend to be a bit smaller, too.
Also, you have to consider that in many areas of Oceanside, flood insurance will be an expense to factor in. Depending on the zone and elevation, it can be quite costly (some homes are in the preferred x zone, which only adds around $450-500 a year to your insurance costs).
If train commute is a factor, I would make different recommendations than if it's not. Same with proximities to highways. Also, does the OP want a "village area" of stores, restaurants, etc., or is that less important? Is a certain style or size or property size important? Does OP need or want a basement (which would rule out most areas of Levittown, which was on her original list)? So many factors ... it's hard to come up with a definitive list without more info!

We live in Oceanside and like it. We also looked in Merrick but choose Oceanside because it's closer to family/friends for us.
Pros: Schools are good/fine, tons of shopping, taxes are moderate (though they seem to range a lot), ours are fairly low for LI standards. Easy commute to NYC (38-40 mins) if you commute, close to the beach (Long Beach) which is nice in the summer time. Our budget was 475k two years ago and there were plenty of options in our range, not sure how the market looks today but guessing it hasn't changed much??
Cons: as mentioned possibility of flood insurance (we didn't need it or need the rider), some homes were damaged by Sandy (ours wasn't touched, mostly the area by the LIRR was affected), far from major highways, takes me 10 to 15 minutes to get to meadowbrook or southern state. Gets annoying, but at the same time I like being close to the beach and I'm from Long Beach so I'm use to not living near a highway, congestion on Long Beach road during summer time is annoying haha.

We live in Malverne in the VS #13 sd. There are homes in this area that you can get for around 450 and taxes are reasonable.

I grew up in and my parents still live in Oside. Lots of good shopping, schools are good, shortish train ride to city and lido beach/ long beach is a short drive, no need to get on a highway for the beach. There are a lot of different neighborhoods and you can def find a house in your price range. The only things that I would consider is that it is 15 minutes to the highway though and more than the area by the lirr was affected by sandy. My parents are nowhere near the train and they were badly flooded. The areas by the canals and by school 9 had a lot of damage. If they fixed it properly, no problem but I would get a thorough inspection to make sure.

I'm not sure what reasonable taxes are, but I would recommend Old Bethpage and Plainview. We looked at many of the towns already mentioned . It may be a bit of a stretch tax wise, but it's an amazing area especially for children

Not sure if you're aware of this, but many of the towns you're looking at are directly above the toxic plume from Grumman in Bethpage, and there are Cancer clusters in those areas. Please look up the Bethpage Cancer Project for more info.

Any chance you can rent first for at least a year before you commit to buying? If you are not familiar with the Long Island towns and school districts, you will find yourself overwhelmed with a lot of choices, stories from people saying "avoid X/Y/Z" or "this SD is not as good as that SD, etc" which will drive you crazy..and once you buy a house, its not so easy to just pick and move afterward..If you rent, you will get a feel for the town, the schools, the demographics/neighbors, the ease of access to mass transport, stores, etc.
I second the above poster who mentioned toxic plumes over Bethpage..Lots of those towns that are near or bordering Grumman are cancer clusters, dont believe the crap the Town goverments spews out about water being cleaned and the ground being fine. If you go to City-Data Forums (Long Island board), you can run a search for "Bethpage Toxic Plume" and you will find a ton of threads linking recent Newsday articles about the cancer clusters, ongoing cleanup efforts, etc.
FWIW, our budget is similar to yours except we do not have kids nor plan on having them. We are focusing on Merrick, Bellmore, East Meadow, Carle Place, and areas close to where I work in Suffolk county (Greenvale, Plainview, East Norwich). The school district info and rankings are readily avaialble on Newsday and USNWR sites - you will easily see why some towns (ie Jericho SD # 1) cost a lot more than others, and budget accordingly.
