Basement.

I have all three (attic, garage and basement) and while yes I use all three our basement is not finished and I would give up my garage to have a finished basement for sure.

I'd pick a basement over a garage because I've never used my garage for my cars and you can always build a shed. As long as there is sufficient space in the yard to build a she did pick the house with the basement...

Is there attic space? I'd choose the basement over the garage for sure. Mostly because we don't use our garage for a car we use it for storage so that stuff can be stored in the basement instead. Maybe there's somewhere you can add a shed or a garage in the future? For my husband he would hands down choose a garage over a basement.

But wait --

Does the house with the garage have a basement at all?? And it's just not finished?

Or does one house have one garage and NO basement and the other one has NO garage and a finished basement??

I'm going to assume that one house has the garage and no basement.

While the other has a finished basement and no garage.

Go with the finished basement.

The garage in the other house is detached anyway so you could just get a really nice shed and it's almost like the same thing in terms of storage aside from being able to put a car in.

And, you could always add a detached garage if space permits down the road.

You can't add a basement if there is none.

We have a garage and no basement right now. We cannot function with out a garage. My DH has 3 motorcycles and tons of tools etc.

Our next house must have both. For a basement....finished would not be a necessity.

Basement without a doubt. Currently we have a finished basement and no garage and I would not give up my basement for even an attached garage.
