Master Bath Renvo

I was under the impression we could do a really nice (not high end as it's not our forever home) master bath renovation (labor and material) for approximately 25K.

I'm working with this designer/contractor, and I just received a low - high budget of 29K or 36K (17k of which is labor).

I had wanted a shower bench (simple L shaped tiled) and was told that could add an additional 1200-1500 to the cost.

I feel like I'm being ripped off or am I living in yester year with my 25K figure.

Well it depends on what your doing, moving plumbing? Custom shower? The type of tile you pick can add a lot of money quickly. I think if your really gutting to studs, changing stuff around its in the ballpark. Also if you are latacreting your bathroom that costs just about 2k for the products alone.

My bathroom would have a been about 35-40k with labor luckily my brother is a gc so it was less but we did tons of custom work and our tile floor was over $2200. We had to move plumbing, run all new electrical. It took just under 3 weeks so paying subcontractors added up too.

When you get an estimate typically that will give you budgets to pick out stuff like your vanity, tile, fixtures and lighting. Sometimes contractors will give you large budgets but you may not actually spend that amount on the item you pick.

Have you gotten more than 1 estimate? I wouldn't take just 1.

Thanks. I did get multiple quotes but I feel that devil is in the details once you reatin a contractor, there all these hidden costs. I guess I just didn't ask enough questions at the time but so much is learn as you go. I'm just frustrating that with every question I ask the response is that it is extra.

I guess it depends on what you are getting.. but it does sound high. Def get another estimate. We are currently doing our bathroom and labor cost estimates ranged from 4,000 to 9,000+

Re: Master Bath Renvo

Are you going down to the studs? Moving pluming around? I think it depends upon what you want to do. A new toilet ran us about 550. You can spend a lot or a little on cabinets. How many, are they custom? I could see spending $3000 on custom and $1000 on something you could get in stock. Tiles, the prices run the gamut. Subway tiles or imports from Italy? What kind of shower? What kind of tub? Faucets? Knobs? Radiant heat flooring? If you go high end, yes, I could see $25,000-36,000 easily. It depends upon the size of the space too.
