Home Being Sold Fully Furnished?
Am I the only one who thinks this is odd? I just can't imagine why someone would sell it fully furnished- I mean... couches, beds, TVs, pots and pans, the whole nine. I really like the place... and we could use the furniture since we're moving from a studio apartment to a 3 bedroom house, but I'm just confused! I feel like... what's the catch, ya know?

Home Being Sold Fully Furnished?
Either they are moving out of state or could be a family passed away and the family left can't be bothered to get rid of thdo stuff. Our house was sold to us with initially just the blinds and fixtures in contract. We then got and email from the seller with a list of furniture they would like to leave to us (fine by me- we too had a one bedroom apartment). Their moving to Florida and don't want to take a truck down just the bare minimum so they gave us stuff

Hmm I guess so- this furniture is really nice. All new and modern. I can't imagine it's someone who passed away. I mean... flat screen TVs?! I'm just a skeptic. lol!

If the person owns more than one house it's possible they would sell it furnished. I have a house in Florida that has furniture. If I ever sold it id sell it furnished. Many houses in Florida are sold furnished.

When I sold my home, it included a flat screen TV, a bed frame that was never used, and the buyer liked one of my pieces of art, so I included that too. Our seller left us the bench on the porch along with an enormous ladder and gardening tools.

Interesting! I'm glad it's not as weird as I thought. I just saw it and thought no effing way. My DH looooooooves it- and all the furniture inside.

This. My parents own a condo in SC. If they sold, they would sell it furnished. My cousin just bought there too and bought a furnished unit.

Regarding the flat screens its probably more trouble than its worth to take them down. I know ours is mounted over the fireplace into the brick so we'd have to hire someone to come and remove it if we ever moved.

I was baffled by the idea of selling a furnished home but I can understand why some sellers do it. However as DH and I are currently selling our house, if I had to move out if state or somewhere that disfavored transport of large furniture, I would just sell it on Craigslist or some buy/sell group.
Not sure why most sellers dont want to make extra cash selling an older dining room table or a nice bed. My parents had to clean out the basement for a relative visiting them from overseas, and I managed to net them an extra $300 by selling off a treadmill, elliptical machine, and bedroom vanity table on CL.

Right? And this is really nice stuff. I mean modern looking cream couches. I guess the price of the house is a bit higher, but not so much that it would justify it coming fully equipped with everything you need. I mean, you don't want to bring your pots and pans with you?? I'm going to check it out- it can't hurt, but I'm STILL going to be looking for a catch.
ETA: Even if we DID buy the place, I wouldn't keep a lot of the furniture- we have dogs, and we're expecting our first kid. Sleek cream couches with no arms and a heavy marble coffee table will NOT work for us. But you bet your ass I would sell it!

That's uncommon around here, unless it's a vacation home.
My concern as an agent would be for the appraisal. I know that once, I had buyers who were buying certain pieces of furniture (e.g., pool table), from a seller, and the attorney put it into the contract. It really created a headache with the bank, the appraisal, etc.
Not to mention, a buyer may like a house but may not like or want to pay for all of the furniture (perhaps they have their own furniture, or have different taste, etc.). So selling a house furnished can really limit the buyer pool.
So I would always advise a seller to sell the house alone -- not including furniture. Then, if they want to sell the furniture, negotiate that piece separately from the house sale. It's common for buyer to purchase some furniture from a seller, but again, it's done as a separate transaction, not tied to the house purchase.

The house we bought was not sold fully furnished, but they agreed to leave most furniture. They were relocating to Florida without movers, so it was actually easier for them to leave it. They didn't leave a TV, but they did just buy a flat screen I think to appear more modern to buyers, as they were both older. They gave the flat screen to their son lol. They did leave a lot of yard stuff in the garage and shed, which was great as we had nothing. Basically they just left anything they didn't want to pack it seemed.
ETA: Nothing was put into contract, as to not mess up the deal. We insisted on this, as we really didn't love any of the furniture,it's just tied us over for the first year.

Our house wasn't fully furnished, but we bought most of the furniture from them for a very good deal. Even pictures on the walls. In our case they had a beautiful condo in Naples for 10 years and decided to move there permanently. They didn't really need anything. What their children didn't want was offered to us. It was great!
ETA: This wasn't in our contract. We did this on the side.
