Grieving taxes question
Join Jeff Gold’s page Nassau reassessment. He walks you though and no reason you should pay half to a company.

I definitely agree with joining this group. It's a great resource- from Jeff Gold himself to the other homeowners. Last year we grieved with a company and got back a decent amount (didn't know about the group before using the company) but it didn't seem like we got much more than most were getting back by doing it themselves and definitely less than some others.

Grieving taxes question
i know a few people that have grieved on their own in the same neighborhood as me, and their taxes definitely went down but not as much as ours have gone down with maidenbaum. I know many of the grieving firms are politically connected and it certainly helps with the grieving process because of that. I went from 13,500 to 10,500 4 years ago, and now I'm at about $8500. I paid 40% of what they saved that first year, so around $1200, but I only paid that the first year. Each year following, I only paid 40% of the savings for that year.

Grieving taxes question
While that might have been true about the companies I don’t think it will be the same under the administration of Curran. I also think with new assessments coming out it’s a guessing game how things will move forward.

All this.
I don't think the county will be handing out reductions like they have in the past.

Re: Grieving taxes question
I would consider hiring a company. We have attempted to grieve in the past ourselves and were denied originally. We ended up missing the time period to fight it. If you are thinking it should be a substantial difference I think it would be best to go with professional help.

I hope that they will at least review my case... I definitely could not sell for what they are saying my new assessment is. My taxes are going up over $3,300... I am wondering how much longer we are going to be able to stay in this house...
As long as you have the comps to support that you could not sell your house for that much, you should definitely grieve. I've generally heard the reassessments seem fairly accurate. Have you seen what comps the county used for yours?
We bought less than a year ago and our house was reassessed at almost $60k more than we paid, so I will be using that for my grievance.

I agree with this. I'm a realtor and an attorney so I can obviously grieve my taxes myself, but we use a company. Almost everyone I know who uses a company gets more significant reductions, and it's not just the initial grievance. If it's denied, the companies will handle the appeal. Sometimes time is money, and I personally don't want to deal with it.
It doesn't hurt to grieve, however you do it, because they cannot penalize you for it.
But I know someone who went to a recent tax workshop with Don Clavin from Town of Hempstead, and he did not seem to fully understand how the reassessments would affect people's taxes.
It is troubling, but keep in mind that the increases will be implemented over 5 years and there is a cap on how much they can increase your taxes each year (6%). So it's not like you are going to jump from $10K to $15K in one year.

Re: Grieving taxes question
The grievance process is relatively straight forward and simple. As long as you understand the process and have the evidence to back up your claim, there's no reason to hire someone to do it.
I work in the commercial end of tax appeals (for commercial properties - no residential except for a few of our bigger clients), and I can tell you that it is a myth that grievance companies got better reductions than individual homeowners. The average ARC (assessment review commission) reduction was 6% regardless of if you filed on your own or with a company. If the ARC offer was rejected and you went to a SCAR ("Small Claims Assessment Review") hearing in Court, as long as you had the evidence to back it up, an independent hearing officer would weigh your evidence and the County's and issue a decision. I personally attended about 150 SCAR hearings last year. Out of those 150 cases, we got reductions in about 130 cases. Sounds like a lot, but we only go in with properties we are convinced are over assessed.
As far as the tax impact notices, right now no one knows how it's going to play out which is a very scary thing. One scenario has the phase in hurting more than helping.
It's a mess, and I wouldn't want to be Laura Curran! I hope she can straighten it out. I've been doing this for 30 years, and the mess in Nassau has gotten worse each year.

This is incorrect. The 5 year implementation has not been approved yet, and we don't know if the Legislature will approve it at all. The tax cap is also lifted because it is a reassessment year.
Jeff Gold's page is a wealth of knowledge and I have learned a TON from being on that page. All this info is right on his page. We have seen people grieve on that page who received reductions of anywhere from 6% to upwards of 20% all on their own. You don't need a firm to grieve for you.

I'm pretty sure the 5-year phase in was approved yesterday.
