ALso if you ever notice that the houses in that school district will be less expensive than the houses in lets say Sachem school district as an example. Check out mlsli.com and do a comparison of the this school district against another school district and you will see a drastic price difference in houses
Scott

This statement is very false. We live in an expensive area and our school district is not the greatest. We are paying for the area.

The SD, imo does in fact bring down the actual value of the houses overall.

Not necessarily true...Southampton is expensive and very desirable, but doesn't have a good school district. This does not bring down the value of her house. I know this because DH's sister lives there.

PS. I am not putting down the Southampton SD... I am solely going on what my SIL says...personally I think that every SD on LI has it's ups and downs...for example Sachem is supposed to be great, but I talked to some of my friends whose kids go there and they complain of overcrowding in the classrooms. I guess it's all relative. My other SIL says Middle Country SD is great, but I hear on LIFamilies that it's not so good...who knows!

Good luck for everyone with their choice on where to live. We all have our own reasons for living where we do!

IMO...if you look at the prices of the houses in the longwood SD...I DEFINITELY believe that THEIR SD brings down the value of their houses

Same for Rockville Centre - whether you're in the RVC SD or Hempstead SD, the housing prices are not reflective of the differences in the SD.

I was NOT speaking for ALL SD's just this one in particular!

Hempstead DOES actually have cheaper houses than RVC, Hempstead isn't as big nor does it encompass "nicer" areas like longwood does.

Really can't use it in refereces to my comment

you put a 380K looking house in the Longwood SD and place it in RVC, Smithtown, ets...and the price of the house goes up tremendously

I wasn't talking about Hempstead homes - I was talking about homes in RVC that go to Hempstead SD. The fact that they are in a less desireable SD has NOT reflected in their housing prices. Houses in RVC in Hempstead SD are going for $600k and up.

Your original statement made it appear that all areas with less desireable SD's have lower housing prices.

i wouldn't say it is VERY false. I am sure there are some areas that are pricey, every district has its highs and low areas. But the majority is less expenisve. Longwood covers a VERY large area...And yes it does have some nice neighborhoods...But overall the area is less expensive than the areas west of it.
I have looked at the houses in the pricier areas of longwood SD...In reality those houses put in a different location would become about 200K MORE expensive then they are in their current location. The SD, imo does in fact bring down the actual value of the houses overall.

this was about longwood ONLY. Nowhere does it imply a blanket statement about all SD's!

I read this - NOT as a blanket statement - but rather that you were talking about "every district" having it's "high and low areas" where the "majority is less expensive".

No biggie - things aren't always so clear on chat boards Chat Icon

And yes, there is an area of RVC that goes to Hempstead SD - just a block away from the homes in the RVC SD. As far as I know, they're (still) petitioning to change the line that divides the SD's.

There is also an area of RVC that goes to Malverne or LAkeView. Those houses are generally cheaper than the houses that are in the RVC school district

Chat Icon Sorry about that - I questioned myself even when I wrote it - should have called DH BEFORE I wrote it instead of after. Chat Icon

I only know about this situation b/c I have a SIL and BIL who are in RVC but in Baldwin SD. Apparently it's not desireable...even though their homes have more than doubled in less than 5 years.

Exactly. This isn't the school district bringing the prices down, it is that specific section that isn't the greatest.
