thanks for posting scott. to each his/her own in re: to the "updates" but no reason to get into a debate over this. simple courtesy post about a house for sale, no need to bash it and the town. i know, not in so many words but the tone is most definitely present.

I don't see where anyone bashed the town? Its jsut fact- if that house were in Jericho- the price would make sense, but that is WAY above the mean price of houses in levittown, so asking that price is a huge stretch. thats not bashing- its based on the fact of what the market is there.
I dont understand what the point of posting this was, to be honest. If people want to buy a house thats on MLS, they'll look on MLS. its one thing to post a FSBO here, but i dont get it? Clearly there's people on this thread that know about home improvement and the quality of work done (i don't include myself in that)... and if someones going to post a flip house- i dont see why those who are knowledgeable about it should bite their tongues? Just because one person liked the work done, doesnt mean that its great work, and any interested buyers should get to see both sides of it, no?
The point of the posting was because he SAW IT IN PERSON!!!! he wasnt just looking thru MLS. He saw it and liked it and was trying to help people by posting it here. Jeez...... I didnt say anyone should bite their tongue! I simply stated I would value the opinion of someone that actually saw it in person over someone looking at a bunch of pictures online, no matter how many fips they have done! Especially after Scott said that some hadnt been updated! I really dont think that there should be drama over this....

there TOTALLY ISN'T drama until people start taking sides. Scott doesn't need people to stick up for him, he explained his reasoning very well, but as ADULTS we can agre to disagree & I NEVER bashed the town. I have friends that live in L-town, but a lot of us follow real estate closely, as does Scott & we are entitled to our OPINIONS. I don't need to see anything in person, I've been doing it long enough to know how to qualify a house with very limited information. The best homes to buy are the ones you can't even SEE the inside of as an investor. JMO.

sure, out of all the homes we have purchased we were only inside two of them & one is the one I live in. Investors rarely buy off MLSLI, we buy off wholesale, short sale, foreclosure lists & 99% of the time you simply CAN'T get in the homes. You've got to move quick, understand structural integrity & be somewhat of a "house detective" if you will, you need to know what to look for that will indicate what the house is really made of. Conditions of bathrooms, kitchens, wall finishes are irrelevant...that's the easy & expected stuff to fix. We buy based on no need for big ticket items & stuff that needs permits-additions, roofing, siding in some cases, foundation work. Everything else is gravy.

I think she means that as an investor/flipper the best homes to buy are ones in "excellent" shape meaning they are a disaster inside and there are no interior pictures posted on MLSLI.
As an investor/flipper you will get the most for your money because you can usually bargain the seller WAY down or get the house for below asking price for similar comps in the area.
We bought our house for 200K less than similar comps in the area because so much needed to be gutted and replaced. We were willing and able to take on the challenge and many buyers are not. Even in this down market and even with the amount of money (yes, even with contractors and not doing it ourselves) the house is still worth over 100K more than we bought or put into it.
If you can handle doing the work and want to do it yourself or hire people to to it it always pays to buy one of the worst houses in the best area.

Right but as a "flipper" I know what specific markets will bear. If I'm going to use less expensive materials, I'm not going to expect a top dollar return, and more so I'm certainly NOT going to let any agent misrepresent my property because any decent inspector will CLEARLY notice the things I questioned just by looking at pics & that could make a potienal buyer leary of my property because it is a flip. Everybody that's buys a used car wants a "one-owner" not a used rental car. Its the same philosophy with homes, people want good Karma, a home that was loved...not somebody's money maker.
