To answer some questions yea she went over the comps with us and for the last one the comps were way below the asking price so we figured we had room to budge

For second house we did offer back more after we offered the asking. It was still not enough

Are you using an agent from the area you are looking?

We are using the agent that we used to sell our home. She really goes above and beyond and is busting her ass to find us a home. BUT I feel like we are at a disadvantage because she doesn't work in any of the neighborhoods we are looking in so we will never get the "inside scoop" on houses that are just coming on the market. I feel a sense of loyalty to her. My parents are saying I need to call a local realtor who has an inside know but I feel like a back stabber doing that after all the time and effort she has made for us. I know this is business and I need to find a house but I would still feel like a horrible person.

Ugh this whole thing is very frustrating and discouraging.




Have you been making offers and they aren't being accepted? Or are you just not finding anything decent to look at?

I am curious when you say she is going above and beyond for you... can you elaborate on what she is doing that is so great?

I think having an agent with local knowledge, and especially one that works with a company that frequently gets the listings is extremely helpful.



From my experience with purchasing a home, I don't think that a company that frequently gets listings means anything. I think the buyer has to be on top of everything and exteremly persistent and knowledgable. I was on top of listingbook, if it came on listingbook I made sure I got in to see it within the first 3 days, I also studied my areas and what was selling for what price, how long it had been on the market, relistings etc... A house that is on the market for a while gives a lot of wiggle room, a house that just comes on not so much b/c they obviously want to see what they can get.
Of course you need a good agent, we let go of the agent we worked with for 6 months because she screwed us on a house we were in contract with, then went with a buyers agent.

I tell everyone, go with a buyers agent and know the market just as well as your agent. As I said in my previous post, every house we bid on, we wound up getting an accepted offer. We were the reason they didn't go to contract.

So make sure you are on top of your areas, do not rely solely on your agent.

ETA: My house for example was in contract when we 1st came to see it. The agent we were orginally working with gave us the 1st showing. After our contract fell through with a different house, this house came back on the market, I told my new agent I wanted in. The seller had to sell because she was in sontract with another house. I obviously knew this house had already been in contract. The orginal listing on my house was 60k more than what we paid. The house was in contract with the other buyer for 40k more than what i paid. She had to get out, so we got it for that much less. Know your market!!

We are in queens and looking in Long Island and she is from the town over from where we are looking She seems to know all the areas very well

We have put 3 offers in and have not had luck

She is good that she calls and let's is go during the week when dh is off work before the open house on the weekends

She sends us houses to look at as soon as they come out and when we email her saying we like this house she sets it up ASAP

Just has been good to us. We just haven't found the house yet

I feel your pain. The housing market right now is brutal. If houses are priced right they go fast. We put strong offers on so many houses and were either outbid or the seller went with a more desirable buyer. Do you have 20% to put down? We were using the FHA loan and that's what seemed to be our downfall. In the end we found a house that was for sale by owner. We got lucky because that house was about 100k less than what we were originally looking at so we were able to do 10% down and not use a FHA loan. I know it seems like you'll never find your house but the perfect house for you is out there Chat Icon



We have the 20 percent to put down,it's one of the reasons we can't go above 420 bc we would have to dip into "emergency" money to cover the rest of the 20 percent on a more expensive house

To be honest, the sense of loyalty comes from when she was selling my house. She was my third realtor and the difference between her and the other 2 in getting the job done was remarkable.

Besides the usual hooking me up to listingbook, if I see a house I like or she sees something she thinks I will like, she will screen it for me during the week. When we see a neighborhood that we like in a particular town, if there are no homes for sale, she will do a mailing to the people in the area letting the owners know she has interested buyers. When we go to open houses and meet local realtors, she follows up with them to let them know we weren't interested in that particular listing but to please keep us in mind and she will place follow up calls to them. Her secretary texts me constantly to give me updates. I just feel like she tries really hard and I don't want her to miss out on a well deserved commission. We haven't put in any offers yet so I can't comment on her skills in that area.
