Re: cost of making a cape into a colonial?
well....... as they say your mileage may vary...........
it depends on a lot of things
1) are you reconfiguring the downstairs too? 2) what else needs to be upgraded when you do it, ie will your boiler be sufficient to support the second floor, do you need a new electrical panel, do you have anything else that needs to be fixed in order to get permits (finished basements with no permits)
3) what you actually want in a second floor? - 3 brs and a bath over existing 25x32 house with 9 windows and a standard box with a roof? w -somethjing that has an interesting design multiple peaks, 3+ windows per room, finishing over the garage, overhanging the back 2 feet, hardwood floors, a master bath plus a halll bath with nice finishes?
the answers to those questions will help decide what price bracket you're in.
the # can range to infinity, but probably starts around $80K and goes up to $200K+.
Its best for you to get a few quotes to really figure out what its going to run you, however, its important to understand what you really want out of this before trying to get a quote. I'm not saying they will try and upsell you out of your budget. However, you're you can easily have your wishlist double the cost of the project. ie: budget for the 80K renovation and then check all the boxes that get you to the $150-200K renovation, by adding the detailed design, the master bath with heated floors granite counters etc.
