OK..I am clueless as to what this really all mean? I bought my house 2 months ago...according to nassau it was assesed for 26K more then we paid for School ('09-10) BUT 60K Less for School ('10-11). SO does this mean they think my house value will drop 60K?

AV is like a numbers game to get taxes - An appraiser will not put much weight on it, the biggest thing is sales comps

That's exactly why I am saying that it is beneficial for you to have the lowest assessed value from the county. Just like you, I am UNHAPPY because i believe my house is worth less than what the county is assessing it for and therefore my taxes are higher than what they should be.
You can think your house is worth whatever you think.
The bottom line is they are going to assess your house based on other similarly sized houses in your immediate neighborhood.
So if you have a 1600sqft house on a 10000sqft property, your assessed value should be the same as others in your neighborhood.
You might want to go on mynassauproperty.com and see if thats the case. I have found that my assessed monetary value (whether I find it to be inflated or not), is usually on par with other similarly sized houses in my neighborhood.
This is how you can win grievences.
Sorry, I should have been more specific. I don't just believe it because i pulled a number out of the air. I believe it because i see what houses in my neighborhood are selling for and I see how much lower the assessed values are for the homes of my neighbors. I have already filed a grievance and since they barely lowered my assessed value I am hoping that they will lower it more, but I highly doubt it.

Ours went up, it went from 440k to 610k We did a lot of renovations to the original house. The taxes are pretty much the same as last year though, they did not go up much

Did your renovations include increasing the square footage? We sunk a lot of money into our house in the last year also, but ours went down significantly.

Boy the Assessors' office is gonna get SLAMMED with phone calls tomorrow.
I already called them yesterday and noone picked up the phone on any of the lines!!!!
I am beyond furious! How can they say that within a 12 month period my house value is going to drop $132,000 in Merrick. But to months ago when I filed a tax grievance they wouldnt re-assess for only $50k less.
It's insane...if anyone has seen my house they would laugh if I told them the town thought it was only worth $475k.

I actually added 330 square feet to my house and while they took into consideration my addition, my property value still went down by 50k!

Same here. If I sold my house for the price they have listed as the market value, there would be a line around the block at least! I am sure if I sold it for that price, it would result in a bidding war upping the price probably by about 150K up to the TRUE market value based on my house specifically compared to others for sale (INSIDE AND OUTSIDE).
It's not the TRUE market value at all. Never was, still isn't.

Yea we changed the footprint dramatically. we increased sq footage deck, pool etc

I'm so confused as to why people are unhappy. If you are not looking to sell any time soon, you want your Nassau County assessment to be as low as possible. The lower it is, the lower your taxes will be as a % of the total tax liability in Nassau County. This is why people file greivances when they believe that their homes are assessed too high.
I do believe buyers pay attention to the assessed value so if you are looking to sell that's another story, but if you are planning to stay for a while and not looking to re-fi or take a home equity loan, you should be happy.

lululu - This isn't going to lower the $-value of our taxes. I think we'd be crazy to think otherwise. The county is going to spend whatever the county is going to spend and we'll have to foot the bill. My taxes went UP this year even though the assessed value went down. This isn't something to celebrate.

It's one thing to be upset that Nassau county decides to spend so much creating such high taxes, but it's another to be upset with the amount of those taxes that you owe as a % of the total. This assessment has NOTHING to do with the total $ amount but if your assessment is higher as a % you get screwed.

That's true, but as I understand what they did this time, they pretty much just cut 96% of homeowner's taxes 17%. So we all still bear the same tax burden percentage-wise.

well - somehow mine only got cut about 2%. Considering they had readjusted our MV to what we paid for it in 2006 they are saying it only dropped 2%. I guess I am in the 4% that won't see that decrease so I will be shouldering even more of the burden.

Your assessed value determines the amount of taxes you pay relative to everyone else. MOST people saw a loss in their home values this year. MOST of those people, if not all, will see an increase in their tax liability. The county's budget is what the county's budget is. Their spending won't magically decrease because the assessed value of homes went down. They'll readjust the formula and we'll all wind up paying the same, or, like me, more this year than last year. Same for 2010 and 2011.
We'd be in basically the same place if the assessments all stayed the same... Assessments are only valuable in relation to other assessments. If my assessment went down and everyone else's went up, that would be one thing... but when they all drop like this, it's not doing anyone any favors. It's sure not lowering our tax liability. (And if you read the back of the letter that has your assessment on it, the county will tell you the same thing.)

okay, clearly we are having a disconnect.... I COMPLETELY understand everything that you are saying but when it seems that most people have decreased by at least 5% and I have only decreased 2%, you could see why I would be unhappy about that right? Earlier you asked why I am unhappy - this is why. Because if most people's assessed value decreased 5%+ and mine only decreased 2%, then my taxes as a % or the total tax liability will go up compared to everyone elses. I will essentially be shouldering MORE of the burden than I had previously been. This is why I am unhappy. I am not saying, nor have i have said that peoples tax liability will go down as a $ amount. but you always want the amount that you are paying relative to what other people are paying to be lower right? Not only will my taxes go up, but they will go up at a higher % than everyone elses. hopefully that clears it up. I am not a great writer so I am not sure if i am getting my point across. It seems I am not since you keep coming at me with the same information.

Should I be concerned…
We are in contract on a house right now. The newly revised assessment is 30k less than we are paying for the house. The bank already did the assessment on the house with the old numbers and at that time the appraisal came in for 30k higher. The new assessment makes me feel like we are overpaying. Should we do anything?
Bank Appraisal > Purchase Price > County Aseessment
