Does a fence add to the value of a home?
DH and I are contemplating adding a PVC fence to our property. The estimate we received is close to $10k.
Do you think adding a PVC fence would bring us a $10k increase in our home value? I know the return on some home improvements are not dollar for dollar. We are considering selling in 2-3 years.

Not sure if it would add value, but it's definitely a great selling feature since fences are so expensive.

When we were looking at single family homes, those with fences were at the top of our list. I'm not sure what the % is that you get back if you put up a fence, but I think it's a great selling feature.

I really nice looking well maintained fence is an asset. I don't think you would see the 10K out of it though.
A kitchen, bath, extra room, central air..yes.

Agreed. Largest rate of return is the kitchen. Second is the bathroom.
The quote we got was drastically less for us (we have a small lot) so it was a no-brainer for us.

Depends on the lot, location etc. But I def don't think you would see much of a return on that. May be a nice feature to some, but most people dont even realize what PVC fences go for unless they have previously quoted prices or installed one.
If you are sure you will move, I would not spend the $, unless you really need it for safety. JMO

I don't think it would add 10k in value to your home, but for a lot of people, it would be a positive.
I bought a home last year (with no fence) and just installed a pvc fence a few months ago. With my dog, there was no way to avoid it. Plus, I love the privacy.
I would have paid a little more if my home already had a pvc fence.

Not necessarily. It depends on many things.
If you already have a fence, that many not had much more value.
But if your fence had too many holes in it, then yes.
Ours was old, falling apart, with holes in it. If we had sold our house, it would have been turning people away.
So while it may not add the full value, it will bring (and keep!) potential buyers.
We needed one for our dogs, but I think selling our house with the old fence would have scared people away with the amount of work and $$$ to tackle to replace it.

Thanks for your analysis - that helps! There is no fence there now. Behind our house is a hill with trees and then a two lane road with a double yellow line. The fence would be for additonal privacy from the road and our neighbors on one side of us whose patio is practically on our property.
It just feels like so much money just to add "curb appeal".

I think it could help sell a house, but I don't think you will get anywhere near 10K back in value. I think if people were looking at two houses that were similar - one with a new fence and one with an older fence, they might go for the one with the newer fence, but I don't think they would pay an extra 10K, I know we wouldn't have.

I agree! Why not just a nice tall wooden fence? That has to be MUCH cheaper, and will offer just as much privacy. And if its stained or painted nicely, it will look great, and more natural than pvc.

I guess everyone is different, but I would have paid more for a fence. With our dogs we need it and I know how costly it would be to put in. Our house has PVC fence and 9 out of 10 people comment how lucky we are that they (the sellers) just installed it. I agree! It looks very nice and I know I won't have to replace it anytime soon.
