dormering a cape.. has anyone done this recently?
we have a Levitt-Cape.. DH and I wanted to dormer the top .. but was wondering the difference in prices for just dormering out the back.. and a fully dormer .
has anyone done this recently maybe can FM me quotes they got! just so we know what we are looking at .. ! thanks so much!!

A full upstairs dormer will start at around 75k. Most likely more.
A rear dormer will probably be around half that. Maybe 40k?

It probably won't be half (more likely more than half).
But the only way to really know is to get estimates. There is so much involved when doing a dormer or extension because certain things really add to the price.

yea thats true.. i guess there is no way of knowing unless i get estimates!! thanks for the advice!

I keep seeing an ad in newsday for LArson home improvements. They have a deal going on for a full dormer - everything except paint and flooring. $72,500 starting - full dormer.
For a levitt cape.

For a levitt cape.
I saw this as well. My friend lives in Lindenhurst and had her cape dormered (she had an upstairs bedroom) and it cost her about 140K but she also had her kitchen done

I would really seek out different estimates. Jobs can vary in price depending on a number of variables like the materials being used ie. windows - "builders grade" windows are a hell of a lot less than, say, Andersen windows or flooring - HWF costs more than tile.
So really the only way to know what it's going to cost is by getting estimates.

This is the house on abbey lane, right? I walk by it every morning. It is a good looking house from the outside and clean from the pictures on mlsli. $300k is a great price for that house Scott

We have a cape in Huntington that is similar to a Levitt Cape. We got prices to do just a rear dormer shell which included the roughing out a bathroom and the average price was $30,0000 figured it would cost me another couple of thousand to finish it myself.

Thats not bad. What can you get out of doing just a rear dormer though? 2 big bedrooms or 3 small bedrooms or 2 bedrooms and a bath?
Danielle and I were pushing around the idea of dormering, but we both think it isnt worth to put another $100k into our house and that when it come down to it we would probably just buy a bigger house. I wish I could take my block and my neighbors with me though

the rear dormer actually does give you plenty of room.. when we were looking at houses we saw a few that had just the rear dormer and it was MUCH better.. but thats IF the difference in prices are not even close.. if they are almost the same we will go with the full dormer

I live iin hicksville, but my home was the typical levit ranch when we bought it. We dormered the whole upstairs, front to back , there was a 1/2 bath , galley kitchen & 2 small small bedrooms up there prior, I added a full kitchen full bath & living room all in all it cost close to $80k,, HTH
