Garage conversion
Has anyone converted their garage into a room? Would you know a ball park figure of doing something like this?

what exactly do you want done? i think it depend on if you are adding a window, doors, etc. that could make the price vary

We just converted about 3/4 of our garage into a dining room. We did the work ourselved but I would estimate materials somewhere between $3-4K; which included building up the floor to be even with the rest of the house, sheetrock & supplies, running the electic, one window and one sliding glass door, hard wood flooring, paint, etc...
I have some pics... the dining room before we moved in(now part of the kitchen, that wall is the wall we broke down to go into the garage)

The room is finally done, I just have to upload more pics but this is the main idea. Since we took about 3/4 of the garage, which came to 16 feet, we still have about a 5-6 foot "garage" left, which still has the garage door intact and fully functioning which gives us some nice storage for things.

we did something similar to the pictures above in our old townhouse. We left enough garage for the overhead door to work. the rest we carpeted, added electrical & HVAC & built a loft in what was part of our attic with ladder style stairs. It became our teenage son's room, he had a hangout space downstairs & a sleeping loft upstairs. this was about 6 years ago but the whole thing was less than $1000

In the Town of Islip, the cesspool system is rated based on the number of bedrooms/potential bedrooms (a library is a potential bedroom). Converting a garage could potentially raise your number of bedrooms above what your septic system can support, and you would need to upgrade your cesspools (if you have cesspools).
Just something to keep in mind....

not if u leave a small garage in front so it still seems like a garage is still there and if no neighbors call the town on u
but technically u are supposed to

Well its a 2 car garage so we want to merge the heated breezeway with one side of the garage to make a family room & dining room. It is big, but the breezeway is finished. We will have to raise the floor of the garage to be level with the breezeway, put in a bay window where the garage door is, and we would be taking down a supporting wall so we would need a supporting beam to run across the top. then the garage has an atic so we want to open that up into catherdral ceilings to go along with the breezeway. I just hope its not going to be like 20k

If you're hiring a contractor & you're getting a permit, you'll need an architects drawing (99% of the time) I'd say you hit the 20k mark easily.

Yes, that's with no permit or CO.
To convert our 1 garage to living space, it would be $15-20K
