Help me understand property/real estate Taxes!
Can someone help me figure out property/real estate taxes.
I want to make sure that the house listings we get from open houses lists the real taxes that we are responsible for, and not the taxes paid by the owner (who might be getting a big discount)
I randomly picked a house on trulia: http://www.trulia.com/property/3076409755-107-Grace-Ave-Great-Neck-NY-11021
Now, I went to: http://www.nassaucountyny.gov/mynassauproperty/main.jsp and plugged in the address and looked at the info, for 2011, it says: Total General Taxes - $2,856.36 Combined School Taxes - $5,974.88 Add them together and you get: $8,831.24 (did not count STAR of $670.45)
So, is that the tax a person is responsible for per year? $8,831.24 (or 8160.79 with STAR)
But, when I look up the house on realtor.com, it says for tax history: 2011 - 8,437 (slightly different from the nassau website)
But on: http://www.coldwellbankermoves.com/property/details/2877317/MLS-2468480/107-Grace-Ave-Great-Neck-Thomaston-NY-11021.aspx it has it listed as $10,781.71
redfin has it at - $8,437
on this site: http://www.estately.com/listings/info/107-grace-ave its $10,781.72
So, Im totally confused...how much is the tax for this place? Why would it be different? (it shouldnt be due to STAR)
Is there a better site to check for the taxes?

OK - First of all, why are you looking at 2011 on the my nassau property website? Don't you want to look at the current taxes, which would be the 2012 taxes?
In Nassau, www.mynassauproperty.com is the best, most accurate site to verify taxes. It comes from the county land records. All of the other sites (Zillow, realtor.com, Coldwell Banker) you are looking at pull information from the real estate listing on MLS and derivative sites of MLS, which means the info is only as accurate as the listing agent makes it.
For example, in my office, we update the taxes on our Nassau listings every time new taxes come out (school taxes in October, general taxes in January), but many offices don't do that, and then the taxes listed become out of date. Also, we list taxes without the STAR exemption or any others, but some offices list the taxes with the basic STAR and make a notation in the broker's comments that that is how they are doing it.
Whatever the situation, you should ALWAYS verify the taxes before moving forward with a house. And if you are unsure how to correctly calculate it from the mynassauproperty site, or just want to double check (since anyone's math can be off when adding/subtracting everything), you should call the county assessor's office and ask. Just say you are contemplating buying a house at x address, what are the current taxes without exemptions, and they'll tell you. I advise my clients to do this all the time.
I came up with a different number than you on the mynassau site re: your example house for the 2011 taxes. For 2011, I got $9107.11 in total taxes without exemptions, and for 2012, $8716.80 (so taxes went down a bit). You have to make sure you look at the tax number for both school and general WITHOUT any exemptions.... for general, it looked like there were no abatements or exemptions on that house, but you have to add in the sewer assessment. And then the total school taxes without STAR are listed at the very bottom.

I would go by what www.mynassauproperty.com is stating those are the legit taxes.

There is a caveat to using the Nassau website. If someone wins a reduction in their property taxes, the site is NOT updated. The best way to check a property's current taxes is to call the tax receiver in whatever town the property is located.

If someone grieves their taxes and prevails, I think it's just reflected in the next year's tax roll. But the current taxes remain as they are... that's always been my understanding.
But I always advocate calling -- In Nassau, you just call the county assessor's office not the individual town.
One caveat about the Nassau site, though - - the site only includes general and school taxes, NOT village taxes. So if you are buying in a village (e.g., Massapequa Park), you need to call the village to confirm village taxes.
In Suffolk, there is no comparable website, and you would need to call the specific town.

Call the Assessment Office - the first number.
Also - don't know if Great Neck is just an example, or if you are really interested in that home. But in Great Neck, you may also have village taxes that aren't reflected on the county website. So if the house is in the village, you will need to verify the village taxes with the village of Great Neck. But village taxes anywhere are going to be the smallest amount of your overall tax liability.

This is incorrect. You can absolutely win a reduction in your current year's assessment. Mynassauproperty is not updated to reflect any changes. In addition DO NOT call the county to find out a property's taxes. The county sets the ASSESSMENT not the taxes. You need to call the receiver of taxes for whatever town the property is located in.
As far as a comparable site in Suffolk most towns have this information on their website.
