Re: How long did it take you to find your house?

We looked in an entirely different area for about 4 months this was in 2003-04 so prices were crazy.
Once we decided on a different area, specifically one neighborhood of 700 homes I looked everyday online and drove through most days. After looking at tos of houses I found our house which would not qualify for a conventional mortgage due to severe water damage from a failed heating system.
We made a deal with the seller to hire us to repair it, my DH is a licensed builder and we worked on getting a mortgage as that happened. We offered on feb 27, did the repairs and closed on may 27. The sellers were already living out of state which helped.

Re: How long did it take you to find your house?

For me, back in 2008 (before I was in real estate), it took us about a month, maybe 6 weeks. We started looking seriously with a buyer's agent in early May. We put an offer in on a house in June (maybe middle/end of June). We had previously casually looked by going to open houses, but once we started seriously looking because I was pregnant, it didn't take too long.

As a professional, I've had buyers who buy the first or second time I take them out, and I have buyers I work with for 6-9 months! Some people go through more of an evolutionary process (start out looking at houses and then decide to buy a condo, start out looking in one area and then switching to another). But most of my buyer clients are serious buyers and find a house within 4-6 weeks on average.

Now, some of my first-time buyers who have a limited budget and limited inventory available are really jumping on houses early in their search b/c they know there's not much out there.
