we are in the process of refinancing through Teachers credit union, we have mot yet locked in a rate but it is somewhere around 3.875% for a 20 year.

We are modifying our existing loan - 15 year for 3.875% - no points. If we refinanced (more $$$ out of pocket) the rate would have been 3.625 for 15 years, no points.

This is my Q as well...I am getting 4.6 with no points or if I pay the point I can do 4.2

Who through for 4.25 and 30 years? I have a Chase mtg and while I keep getting calls from them to refinance, Chases rates aren't too good.

No, but paid 1/2 a point for for a 30 day lock because we don't have a closing date yet. But for that rate it was well worth it!

Sorry I didn't get back to you sooner. Closing costs for us were about $12,000. (It's different for everybody)

Part of that (about $4,600) was $$ for escrow so I will be getting that back from previous mortgage company. About $3000 was for state taxes. The banks charges were about $3,000. Then another $1,400 for something they called hazard ins. premium.

But we rolled all this back into the mortgage. And still our payments will be less and we will pay back less overall.
