Ikea Kitchen???

I have a good friend who hopes to put her home on the market in the next year or two, but has a horribly outdated kitchen. The home itself is in otherwise good shape (outside done, three new bathrooms, finished basement, etc). I think the house would list in the mid 700 range.

She has done a lot of research on line and is thinking about putting an Ikea kitchen in to help with resale. She believes she can do the kitchen cabinets and granite (not appliances, she has a connection and can do those pretty cheaply) for $15K (with installation), is this at all realistic, given she has a decent size kitchen??? I should add that it would completely be a direct replacement (no plumbing, electrical changes). And if you have done an Ikea kitchen what is the quality really like, would you compare it to Lowes or HD (that is the impression she has)?? ALso did you use someone that has a lot of experience installing Ikea kitchens or just a regular contractor??

Thanks for any insight you might have.

if i am looking to buy in the 700k range, I would want more than an ikea kitchen- you can get great kitchens for that price that are custom to the space...
no filler cabinets, etc.
what size is her kitchen?

I agree, that's why I'm a little suprised. I'm not sure the exact size but it is eat in and has a fair amount of cabinets. Can you really do custom for that price??

I love Ikea kitchen but I don't think it would improve her chance of selling or be viewed as an appropriate kitchen upgrade for a home in that price range.
I think she's better off lowering the price 15 or 20k & leaving the kitchen alone.

I have to disagree with the PP. We redid our kitchen with Ikea cabinets, the quality is BETTER than the lower-end HD or lowe's cabinets. The quality is outstanding - the doors are made of real wood, the drawers are self closing. It is cheaper because it is DIY - you have to put everything together.
Honestly, I don't think a buyer would know her cabinets were from ikea unless they knew the ikea line, and even then its hard to tell sometimes. We did our entire kitchen - it was down to the studs, we replaced everything for under 15K, do I definitely think it is doable.
Anyone who comes to our house is impressed by our kitchen and is in disbelief when we tell them it is from Ikea.
If she has an outdated kitchen, I do think she can improve the saleablity of the house using ikea cabinets. its 700K, not 17million.

My friend will be thrilled to hear this, she feels that even if she stays for 3 more years, she can enjoy it for that time. But, the real question is, if you can't diy, are there contractors who really know how to install these kitchens and how expense would an average install be??? Apparently, she has been on line boards with people who love Ikea and say some Ikea's will give you contractor referrals.

I completely agree, if I can afford to spend $700K on a house, I want upgraded appliances, solid wood cabinets and granite, not IKEA. Not that Ikea doesn't have nice stuff, but not when you spend that kind of money.

I've been doing a lot of research, and it turns out MANY hi end designers use Ikea cabinets.

some may go the custome DOOR route, but they use the bases. it seems they are very well made and far worth the price.

From what I understand, if you don't want to go DIY, Ikea will install the cabinets for you, for an additional fee.(and it will probably go a lot faster than it did for us, lol!)

ETA: I also think you can get them to come and measure everything for you so you don't make any mistakes when gong to put your order in.

I agree, they are a great value but changing out doors & adding other designer features is $$$ and takes you into that "custom kitchen" look & more importantly price that I think the OP's friend is trying to avoid. There is a strong chance IMO that people shopping in the 700k range might rip out any kitchen a house has to make it their own taste. I still don't think its worth the money to fudge it unless the seller truly thinks they'll be more likely to live there for 3 years than sell now. Then it becomes a quality of life matter & I think they should go for it.
For the record, I redid my ENTIRE kitchen soup to nuts for 5K so I happen to be a HUGE fan of shoestring budget renos-but only in the appropriate setting.

We have an Ikea Kitchen and we love it. We had a contractor install it and couldn't be happier. We did lots of research in advance. Nobody knows the cabinets are Ikea until I mention it to them. I would consider my kitchen medium in size and believe that if she is not including the cost of appliances, fixtures, faucets, etc then she can do a very nice kitchen install for around $15k (of course that depends on if you have a reasonable contractor). I should add that we did Kitchen Aid Appliances and high end faucets and hardware etc. The only items that came from Ikea were the cabinets and sink.

Regarding the pricing of the home in the mid $700k range.... I think it really depends on what area she lives in and what the current selling market is when she goes to sell. In the current market many people are looking for homes that are move in ready. They may not want to gut a kitchen after paying $700k. If she is going to possibly have the opportunity to use and enjoy the kitchen in advance of selling the house then I would say go for it!

I'm basing my guess of mid 700's on the area (which I know well Chat Icon, what has recently sold and the size of her home. A completely done home, on the same size plot, would sell for closer to 800. A house down the block, just sold for $810K (it does have a pool and new kitchen).

In fact, she is staying in the immediate area, same schools, etc, but wants/needs a larger home which will run mid to high $800's, depending on condition. She is really tossed about it becasue, a lot of people do buy these homes expecting to do work and are more concerned with the location, plot size. Her real concern is that she doesn't want it to look "cheap" either for potential sellers or if she in fact decides to stay. She is also concerned about durability (she has 3 kids) who can be hard on things.

DH is an architect that specializes in high-end luxury real estate (his team designed the Madison Park building going up now, the Orion and the renovation of the Stanhope Hotel) and he LOVES Ikea cabinets. I doubt he uses them in some of these buildings (one apt on the market now if $40 MILLION!!), but he uses them in all of his side projects and we plan to use them in our own kitchen. As PP said, they are much better quality than some HD or lowes cabinets. They are less expensive b/c they are mass produced and can not be customized.

Also, expensive is relative. We looked at places that in that price range and the kitchens were 30 years old!

JUst curious, they use them for the box, and then have a cabinet maker do the doors??? Are they essentially refacing them??? I have to tell her this, because this is really interesting.

I happen to like Ikea kitchens but in the 700-800K price range, I think buyers are looking for a very custom look with high end appliances and top quality materials.

It depends on how big/how many cabinets there are.... and what material you use.. but you can get pretty close to that.

It's pretty frustrating, b/c I see people on here paying big bucks for stock cabinetry from home depot, when I know my dad's company can do the same thing WITH MORE FEATURES for either the same amount of money or marginally more (but not a proportional increase for what you get if you know what I mean).


for a 700k house this is the type of kitchen i would expect:

3/4" construction on the cabinets.
same wood and finish inside and out (if it's cherry wood outside, i want cherry inside).
pull out shelves on the lowers
no filler space (so lazy susans in corners, spice or cookie sheet cabinets, etc).
full extension tracks on the drawers
at least 160 degree hinges on the doors
crown moulding
extended upper cabinets
flip out soap tray
pull out garbage pail
utility dividers/trays

these are all the things my dad INCLUDES in his kitchens...

If the kitchen is done right it should not look cheap at all. As for durability.... as the other posters have stated the cabinets have great rating and are just as durable as many of the other higher priced cabinets. I truly believe that if she puts in $15-$20k she will see that money back easily on the kitchen. If the buyer opts to rip it out after they move in that is their choice.

people just don't know where to get custom made, affordable cabinets- they go right to HD, lowes or sears.

these cabinets have been rated as being really good..and many of them have similar bells and whistles to the things you "expect".

you are a bit different b/c you have REAL knowledge of woodworking and cabinetry...but most people I daresay won't tell the difference.

they'll see nice doors, lazy susans, granite countertops and a nice backsplash and oooh and ahhh and call it a day.

700k doesn't mean the top of the line buyer anymore....especially in this market...

but I find it disappointing...
especially since all these hgtv shows don't use good, quality stuff.
high ratings or not- you aren't going to get a great custom look with stock cabinetry...
i'm not saying they are going to fall apart... but once you start taking up valuable space with fillers- it annoys me.

I would rather have an new Ikea Kitchen, from what i have read the cabinets are very good quality, and have alot of features that the home depot and lowes brands have.

I think it would be a great selling feature, kitchen and baths sell houses!

as PP said, kitchens & bathrooms DO sell houses...
and with the market the way it is now, with a glut of homes on the market- wouldn't it be better to have something that no one else has, something bespoke?

I think that adds the wow factor that gets people to buy.
