I am already at 30k over where I started. They denied my offer stating now they want 390. Even though they accepted an offer of 385. The taxes are crazy high and people are not willing to offer more.
They bought the house for 425 when the housing prices were crazy and right now things are in between a buyers and sellers market.. My realtor said the house appraised for 392. They are NOT willing to come down at all. All the other houses I looked at have lowered their prices already, but they didn't work out for us.
Now he is looking for a rent to own option. But the rent is going to be insane..



How does your REA know what the house appraised for? Your bank will do the appraisal, should you get the house.

Also, you say there's one major reno that has to happen now...how do you know that's it? Without an inspection, there's no way to know. And there's always that surprise leak or broken appliance.



It says it is 5 bedrooms and it really is 4 bedrooms. I would need to put a wall up to make the 5th bedroom. And I have a contractor go through the house with me and he did a thorough inspection. He found a leak in the garage and brought it up to the realtor. He found nothing else major.. at that point..

It sounds like you have a different valuation than the owners. You may be 100% right but unfortunately, it doesn't really matter. If they won't go below a certain price then the only thing you can do is up your offer or move on.

Sorry, this stinks and happened to us. Someone else bought the house for an amount we thought was really over priced. We found a better house for us with motivated sellers.

Also realize a large number of homes NEVER sell. There is nothing to force sellers or buyers to be reasonable. There are a good number of homes that get listed and expire, etc for years.

It sounds like you are trying to make this house the perfect house and it is not. If the house needs work to "make it work" it is not the right home for your family. For a house to be perfect, you should be able to move in and unpack. Don't go out of the price range that you are comfortable with for a house. Another home will come along.

I agree w the other posters that this house doesn't sound like its really THE house. DH and I spent almost 2 years casually shopping for a home (going to open houses, talking to agents) and seriously started making offers last October when our house finally got into contract.

We almost bought 2 other homes that we thought were "the one" only to have inspections reveal major issues or lose out to bidding wars (and in retrospect, the house we lost in North Merrick is nowhere near as nice as the house we ended up buying last month in N. Bellmore). Our house was renovated with new CAC/heaters, floors, paint job, granite kitchen counters, the lot size is larger, and the price between the 2 homes is literally only $ 2K. If we had overbid on the North Merrick house, we would have had to knock down 1 wall, expand the garage, and figured out a way to deal with fitting our sectional into a tiny living room. We also had the fortune of dealing w/ a motivated seller so the price drop during negotiations wasn't predicted. We were prepared to continue looking because inventory is so low in the areas we were looking in - and DH and I were paying almost over $1K/month for storage fees as our house closed during the winter months.

Your house is out there. Don't ever feel pressure to buy due to timing, a house purchase is a lot of $$ and you have to really be happy with the price point and the condition of the house. Good luck!!Chat Icon

Thank you everyone.... I have put it on the back burner... I will continue to look and hope the right house is out there..
