Making first offer today!! What do I want to be sure is stated in our offer??

We're super excited and scared to death at the same time! I know there are standard things to put in an offer like if the house fails inpsection you're not bound to buy it, etc. But are there other things we want to make sure are in an offer letter? Are there finer points to an inspection clause? Do we include something about time of possession (we're not bound by time but obviously don't want them to take forever to move out)? Any advice would be greatly appreciated. TIA!

yes i would put everything down now i mean you can add things into the contract but that is more of a PIA after the fact. I would said if you want to close by X amount of time, if you want certain things fixed (that you know of already) that you want all the appliances (that might not be necessary it wasn't for us but certain houses might need that) or lighting fixtures, etc.
