MyNassauProperty.com Fair Market Value
What is that based on? Is that just for tax assessment purposes or could that affect an appraised value of a home?

they go by the outside of the house really.. you can compare your house to all others that look the same and yet yours may be all updated and have all these other bonus features but that won't be taken into account when they do their "appraisals"
I only go by an actual appraiser or Realtor...
