Neighborhood help!
Been house hunting for 2 years. Clearly we are not on any time crunch, but I'd like to get something already!
We are both Very picky but decided to expand our search to Nassau.
3+ bedrooms, I'd like a big kitchen and a decent sized yard (inground pool would be great or room to put one in) 10 min MAX walk to the LIRR. Train station must go straight to penn. Absolutely NO transferring at Jamaica and commute under 40 minutes.
Am I being unrealistic !??

Neighborhood help!
Budget? We're less than a 10 minute walk to a station, but I think the express train is somewhere around 50 minutes where we live (seaford)

I don't think you're being unrealistic. Any areas on the Port Washington line don't even go through Jamaica. Could also look in RVC, there are express trains to Penn that are about 40 minutes.
It heavily depends on budget but if you were originally prepared to buy in Queens I think you'll be fine affording most parts of Nassau.
I know the market in Queens is tough- we want to go back in a few years and from what I hear it's all cash buyers from overseas buying everything up.

I'm in the port Washington line now and it's fantastic. I know the perfect house doesn't exist. Clearly we are compromising by expanding our search to western Nassau (no offense to anyone! ) I guess I'm just frustrated.
We looked at a cool house in long beach today but their evaluation is way high and I'm to neurotic to be in a flood zone

I'd just say don't compromise on location. If you want to be near the city don't go further than you're comfortable with to get a nicer kitchen. I did that and it didn't work out so great.
We looked in Oceanside (and really liked it) but on top of the flood zone issue, there is one road in and one road out so LB is the same.
Where exactly in Queens were you looking?

Along the pt Washington line. I'm ok with floral park, lynbrook, rvc as well. I work in queens twice a week and my hours vary, but I avoid rush hour. I'm either in Manhattan by 7 am or in queens office whenever I want, really. Usually btwn 12-1pm. And my office is across the street from penn station. My husband has to take a train from penn, so I understand his requirements for the train.
Today really got to me and I really don't know why.

I would Compromise on the 10 min walk to the train. Most have plenty of parking once you move out into Nassau. A commute under 40 mins is also tough. I am on the N/S border and mine is 51 mins but to find places much less than that is tough. Its 25 mins from Penn to Jamaica alone!

I would suggest Floral Park, 2 train stations, Bellerose Village & Floral Park, but you do have to change in Jamaica, though there are one or two trains a day that go straight to Penn. Just over the cityline, so you are still close to everything.

If I was going to live in Nassau - I like Floral Park, Williston Park, Albertson, Malverne - those seem like they are decently within your criteria?

lol I don't but in some neighborhoods that's all that's there.
I'd look into Manhassett, Port Washington or Rockville Centre for places to walk to the train. Rockville Centre is very hot right now. I've heard prices are high and inventory is low, especially somewhere close to the train. I live near the Merrick train and the commute is 40 to 45 min to Penn during rush. My DH grew up in Queens and prefers the commute from here. Faster than when he lived in Fresh Meadows with his parents and took the express bus. Problem is Merrick is that isn't a ton of inventory walking distance from the train.

This! and New Hyde Park. I live in Queens (Whitestone). DH was dead set against LI (I am much more flexible). But to me, these areas above are not so far from Queens/Manhattan.

I'm in North Bellmore and love it. I'm not walking distance to the train but it's 2 miles away and a 6 min drive if that. I'm on the 5:21am train to Penn, no transferring..and gets me in at 6:08...the 6am train is actually quicker and gets in around 6:45...after work i get the 4:12pm express and doesn't even stop in Jamaica. I love my neighborhood and commute isn't bad

Thanks for clarifying about the train being direct. I lived there for 10 years, but I did not commute for work to the city. The only time I would take it was an off-time!

l'd be weary of a 10 minute walk to the train station - I wouldn't want to hear the train horns, especially not at night. You can still hear them from a mile or two away, depending on how quiet it is.

Neighborhood help!
We looked into all of these areas of Nassau. Great Neck and Rockville Center sound like they may work for you. My ideal was Port Washington or Manhasset because of the commute time, as DH will be commuting into lower Manhattan until he is retired. We didn't see anything in those areas that we felt was worth the money. We also wanted a large kitchen and really wanted an in-ground pool. All the homes we saw were on small properties and needed so much updating. In the end, we decided we wanted a larger home and more land and compromised on commute. DH's commute is now about an hour, but it's an express train and never transfers at Jamaica.
I definitely don't think you should compromise and you can absolutely find something that's a close distance to the train in a really nice neighborhood, but it may not be the size you would ideally want.

All of those towns are inc. villages and you may have difficulty putting a pool in if it's not already grandfathered in.
Depending on the time of the train, you may or may not be changing at Jamaica but that can always change. Honestly, requesting to not transfer might be a bit unrealistic.
In RVC you won't be able to really WALK 10 min to the train because it's mainly apt's that surround the LIRR, not houses. There are a few houses within walking distance in RVC but they are in Oceanside school district

The ones zoned for Oceanside are actually a further walk from the station. There are definitely houses zoned for RVC schools that are walkable to the train station. I have quite a few friends who walk or bike.
I *think* (not positive) you can get a pool permit in RVC because there is no town pool. However, when I was looking there we were perplexed bc many houses have been expanded so there isn't much yard for one. I later learned its because most people just belong to one of the CCs or beach clubs. If you're a beach person, I find the proximity to the beach to be a huge perk.
Commute is great. 35 min with no transfer at Jamaica.

We purchased in Lynbrook in February and love it. We both really had our hearts set on Queens but it was unrealistic, unfortunately. I feel like we got the next best thing.
ETA: I'm a 10 minute walk to the train along with grocery store, shops, pizza, movie theater, bars, Doughology . I never hear the train and if I ever do it's so faint. Maybe I'm biased because I've lived a stone's throw away from the LIRR for the past 10 years and that was LOUD, but I don't think I am. It's not noticeable at all. The school districts are fantastic and there is a community pool, though a lot of people in our neighborhood have their own pools. Our yard is large enough for one.

Neighborhood help!
From West to East all have under 40 minute commutes and neighborhoods that close enough to talk to the LIRR:
Valley Stream, Rockville Centre, Lynbrook, Oceanside, Merrick
We live in Oceanside - we like it. LIRR parking is only $3 a year compared to a few hundred in RVC. Taxes are also lower than RVC. Lots of shopping nearby, quick ride to the beach. Negative: FAR drive to any major highway - takes me 15 - 20 minutes to get to one (not including Sunrise). In addition to OS we house hunted in Merrick - another nice town. But we we're primarily interested in S. Merrick which is not walking distance to the LIRR. I don't know too much about N. Merrick.

after looking at 9 houses yesterday we are ruling out rvc, lynbrook, hewlet area. there was nothing wrong with the neighborhoods but as soon as we drove closer to home to get lunch in manhasset, we both looked at each other and sighed...
i turned over to my husband and said we belong in queens but if we moved out east, Im def a north shore girl lol. i was being silly, but he agreed.
the search continues.
