Price to paint... this guy is ripping us off right?
We're moving into an apartment complex. Prior to move-in, each apt. is re-carpeted and re-painted. I asked the leasing manager if we were able to have the apt. painted in colors of our choice and was told to contact the painter directly.
I specified to him that I only want the living room and master bedroom painted in the colors of our choice (all other rooms could be painting in the standard white they normally use).
The size of the rooms are approx. 12x25 (LR) and 11x16 (BR). He wants to charge us $575. That's insane right??

I don't think it's insane at all.
To paint a whole house (indoors) it's about $5K.

This price does not include the ceiling or closets.

$575 for two rooms doesn't sound high to me at all. Definitely not a rip off.

I think that is a great price. Are they doing any prep wprk to the walls. Spackling, sanding & primeing?? Then it is a great price!

Re: Price to paint... this guy is ripping us off right?
doesn't sound too bad to me... we just paid $300 to have our kitchen painted--- AND that didn't include the paint ( we picked it up ourselves- $50) AND the guy who painted is our neighbor, so he gave us a "break". so i don't think your price is too too bad for 2 rooms.

I guess the price isn't that bad then (I've always painted on my own).
Is the cost of paint usually included in the price?

That sounds about right. We hired a painter to paint the walls & ceilings of rooms with cathedral ceilings. Everything else we did ourselves to save $$
ETA: You should always get at least 3 estimates anyway.

Re: Price to paint... this guy is ripping us off right?
Hum, I for one think that's kind of high if he is charging you that much just because you picked a color rather than going with the regular white paint. Think about it - a painter gives two quotes to paint your home, one is $525 less because you chose white paint instead of a color. Am I missing something - he's going to paint it white anyway right?
What difference does the color make?

That's my thought process, but he has a contract with the complex. If he paints it in my colors he's painting it for me (I pay him). If he paints in white he's painting it for the complex (they pay him).

We just had the hallway going up our stairs painted and they charged us $300. So that sounds about right.

This is where I was too. I can see paying an extra $100 at most to change the color of the paint. He's painting anyway, the color shouldn't matter $525 worth. Make sure he understands the complex is still paying him, you just want two colors different. If he has a problem with that, tell him you'll buy the paint and leave it for him for those two rooms.
If he won't do that, it will be cheaper for you to paint those two rooms over yourself.

The complex will still pay him LESS the two rooms he paints for me.
For example - If I was having the WHOLE apartment painting in colors of my choice, the complex wouldn't pay him.

If they paint prior to every move in anyway, then why are you paying him other than the cost of paint and maybe primer. Although the cost is not high, if they were painting anyway (before AND after your stay there), then why is it up to you to foot the whole bill?

I consider this a complete rip off!! the landlord pays for this painter to come in and paint white, correct? what's the big deal if you supply two different colors for the room and the rollers for god-sakes? i might be missing something here, but $100.00 tip would be all i would pay!! you shouldn't be paying for the landlord to paint their apt!!

Re: Price to paint... this guy is ripping us off right?
The only justification I can think of why he is charging is for the cost of the paint and the fact that if he did white, he probably would only need to do one coat, with a color he will most likely prime and then do two coats, so it is more work.

and i'm also thinking, when you guys leave he's going to go back and paint i white again which will be more work... but he wont' get more $ from the complex... so he's covering some his future losses now?

I think it's ridiculous that they want you to pay for a different color, but you won't be charged for white. If you are supplying the paint, there shouldn't be a charge at all. I honestly would paint it myself for that price since it's just a rental.
